The appl icant proposes to tear down the e�:isting service station and c�on- <br />struct a new facility on the site which has 183.21 feet of frontage ori <br />Lexington Avenue and a depth of 196034 feet. The applicant proposes <br />to construct, in addition to the normal service station facilities, a 2,7,000 <br />square foot retail space which would function in conjunction with the <br />retailing of gasoline as is done in many service stations today. We have <br />met with the applicant on occasions at the Village Hall and have attempted <br />to revise the site plan so as to make it funct�on better and reduce the <br />varipnces proposed, In general, we feel that the revised plan represents <br />a workable solution on the property in question for the proposed use. <br />2. Qf initial importance is the 16 1/2 feet of additional right-of-way that <br />will be required for Lexington Avenue to allow for its improvement. This <br />improvement is contemplated in the near future, and thus accommodation <br />for this right-of-way is essential o The design shows a proposed property <br />line 16 1/2 feet to the west of the existing property line and the design is <br />done with this new right-of-way in linee There is a question, however, <br />as to whether or not the additional right-of-way is to be required for <br />dedication as a part of the approval of the variances or whether accommodation <br />should merely be made for its future purchaseo <br />3. One of the variances requested is that of a setback of 25 feet to the canopy <br />rather fhan the 30 feet required by the ordinanceo The canopy would be <br />8 1/2 feet from the future property line (25 feet from the existing property <br />I ine) e The pump islands proposed are 25 feet from the new property I ine <br />as required by ordinance, <br />4.
