! � � <br />November 8, 1983 <br />T0: Jim Andre <br />FROM: Howard Dahlgren <br />SUBJECT: Planning Office Hours <br />October 12 and 17, 1983 <br />1) Vanasse - 631-1711. Leonard Vanasse was in to discuss the planting strip <br />they were required to install on the easterly 50' of the office site they <br />developed on the east side o£ Herschel, north of County Road B. They ha% <br />landscaped the westerly 10' of the 50' strip, and were making tentativ� <br />arrangements to transfer title of the easterly 40' to the contiguous single- <br />fami.ly property owner�. The transfer was never completed apparently because <br />they had required the landowners to pay for the platting; and perhaps for <br />other reasons. At this point, we stated that lacking the land transfer, <br />they were required to install the landscaping as approved, based on a revised <br />landscape plan dated February 4, 1981. Leonard noted that several of the <br />• landowners were using the land, and may not want the planting as propos�d. <br />It appears those most affected might be David Krengel, 2205 Midlothian Road <br />(636-3163), and the Engs, who own the northerly-most 1ot. We suggested that <br />I.�eonard talk to th�se people; and if they desire a revised plan, that such a <br />plan should be submitted. Otherwise, the landscape plan as proposed would <br />have to be installed. Leonard noted that he had a bid for installation in <br />accordance with the plan. We suggested that he proceed with that, subject <br />to any changes that individual neighbors might want, particularly where <br />existing vegetation may have to be removed. <br />2) Lentsch - 951-GG04. Don Lentsch, Ron Mattson, Chris�opher Clifford, and <br />Marybeth Lentsch came in to discuss the purchase of the land on th� parC <br />of the Lentschs zt 3107 North Cleveland, and their intent to continue with <br />the use of the land in accordance with a special use permit that was issued <br />for tlle growing of nursery stock. Lentschs propose no retail sa1e�, but would <br />add a garage to tt�e prope rty. We inPormed them that the special use permit <br />went with �l�e land, and that their proposed use is allaw�d, within the limita- <br />tions of the permit. <br />3) Wilmus - G33-3511. John Wilmus, John Daubne, and Richard Marliula, accountant, <br />were in to discuss tlie PUD tha' was app roved for the construction of a new <br />oft'ice building and addition to the slzopping centex west of Hamline Avenue. <br />They propose to pu� the addition on the shopping center novr, in the same manner <br />as �roposed and approved in the PUD, with the exception of moving tl�e south wall <br />10' further to th� south. Inasmuch as this did not affect the parking, we <br />• suggested that reprocessing the PUD would appear to be unnecessary. �le told <br />them that a larger scale plan of tliat por.tion of tlze site would be required <br />(similar to that whicl� was submitted for the of�'ice builciing) , and that this <br />plan should address the drainag� �olution, as suggested by David Drown. Upon <br />completion and approval of this �l�n, they could ti1�n obtain a building permit. <br />� <br />
