• Novmber 8, 1983
-2-
4} Mathes. Mark Mathews was in representir. Group W Cable Company, and showed
us a plan indicatin g the tentative location of air conditioning and heating
units to be placed on the roof of the old Owasso School building. We said
that we would view the site and determine which of those units would have to
be screened, in accordance with the special use permit which was issued for
their use of the site for Group W offices, studio, and storage space. They
will return lai:er for more specific istructions regarding units where screening
will be required.
5) Westerlund - 529-9551. Kaye and Dean Westerlund have previously submitted a
site plan for the development of a new office building at the northwest corner
of Lexington and Sandhurst. This plan was approved with a variance to the rear
yard setback, but conformed to the parking lot setback requirements on Sandhurst.
They have now accurately located several large trees on the north side of the
lot which would have to be removed if the building is placed within 15 feet of
the north property lin.. They, therefore, want to move the building further
south, which would require a reduction in the parking setback from 15 feet to
10 feet. We noted that wc do not have the facility to approv the reduced
setback without processin g a varianc; though we app reciate the objective of
attempting to save these large, mature trees. We discussed altrnate solutions,
not involving a setback chang. They are going to consider their options,
and ossibly apply for the variance to save the trees.
• 6) Barraclough - 636-9000. Scott Barraclough is considering additional development
on the Harry Kath land at the southeast corn er of Roselawn and Lexington.
Portions of t}is land are zoned II-3, B-1, and B-2. Protruding into this are a,
zoned commercial, is a residential-zoned lot. We suggested that in accordance
with the Comreiiensive Plan, tDis lot could be rezoned for commercia purposes.
we cautioned them regarding an attemgt to rezonc the B-1 land to either of
the other 8 zones becaue of it beinq contiguous to a single-family 1ot. We
suggested he consider the dvelopment plan, and visit with us further when such
preliminary plans have been p rnpared.
7) Tucci - 771-704. Ed Walfort owns a residential lot on the east side of I,angdon
Lahe, and Jack Tucci is lis builcer. They prokose to put a second floor on tilis
house, and extend a balcony eastrly towarc the lake. Thy presenked sketci
plans af ttie second floor of t}ie liousc, with an 8' balcony extending toward
the lake, whicl they elaim is necessa ry in order to gt furniture to the second
Ploor because they are putting in a small, circular staix as access from the
first floor to the second floor. They claim .he house is too small to accommodate
a regular stair. We expresed concern about buildi.ng a balcony toward the lake
at t11e second floor level, wlien the house is already extremely close to the
lake shore. Ttc proposal could b processd in a minor variance and a shoreline
zoning application. We also discussed the uniinished state of the house that has
existed for the last three years, and paricularly what was to be done with the
porch on the south side which was closed in, and lefi: relatively unfinished.
This residence has been an eyesore in the neighborhood for some time. Though
they lad no spEcific plans for the first floor, nor for the closd-in porch,
it wold appear a stairway could be built, thus eliminatin g the need to e xtend
tlie structure close r to the shoreline than it now is. It also appeared an addition
could be put on the home on the north side, though they claim the slope of the
land restricts this possibi.lity. There appears to be insufficient evidenc to
warrant a hardship condition on this land, given the circumstances.
