• <br />A <br />� <br />� <br />November 8, 1983 <br />-3- <br />LJ <br />8) Jones - 633-7522. Tom Jones owns the Healy-Ruff Company at 2485 Fairview <br />Avenue. He proposes to expand the building, which appears to be no p roblem. <br />If he could acquire rights for a driveway on the 30' strip of land owned by <br />NSP on the north side, it would appear he could easily expand the buil��-ng <br />more, which is his objective. We suggested he discuss this with N5P so ha <br />can achieve more efficient use of the land. His business has been very <br />successful, and he desires to stay at his location in Roseville. The existing <br />building is 150' x 100', and he proposes a 75' addition on the west end. He <br />has been here since 1964. F'� will get back to us after his discussions <br />with NSP; at which time we can assist ha.m in evaluating his best alte rnative. <br />9) Krier - 546-2276. Dick Krier, forme r City Planner with the City of Richfield, <br />now caorks for Derrick Land Development, having recenty left Westwood Engineering. <br />They are pursuing their interest in redevelo�ing the land form�rly cansidered <br />by Warren Beck, northwest of the Roseddle Shopping Center. They are tentatively <br />considera.ng a combined retail and multi-family condominium project for the land, <br />which they say could reach $25 million in value. Their tentative thinking <br />includes 100,000 sq. ft. of retaiZ, and 150 condo units„ They use Gary Salmonson <br />and Jim McColm for a market analysis. They envision their process as one of <br />�reparinc� concept plans, and elevationsnoSubmitSthecPUD with moreeprecisesiqnation <br />as ��ntative developer. They would the <br />architecture, followed by financin g app rovals (I12Bs), followed by redevelopment. <br />We put them in contact with the realtors, formerly handling t;�e property. ��Y <br />had met with Sam Cave. We discussed tentative costs and the implications of <br />the tax increment benefits; which as proposed at this point, concentrate on <br />cievelopment of the drainage solution. <br />In Richfield, they did a similar program under the 221D3 government program <br />involving 9� financing at 40 years with Il�s handled through Northland Mortgage <br />Company. That was a rental deveiopm�nt of over 500 units. k'or condas, they <br />used end loans witiz a draw down to 17.a 5� at 25 years. They are going to continue <br />their analysis and contact with landowners, and will be back in tAuch with us at <br />a ldter date. <br />10) Petersan - 370-1536. Don Pete rson is �rom the Lappin Electric Company, wi�lcn <br />is out of Milwaukee, Wisconsin, doin� business in the Minneapolis area for the <br />last 6 years. They have 25 employees, anc3 are looking for a site in the <br />Roseville area for construction in 1984. They are a whol�sale electric house, <br />and need a 50,000 sq. ft. space, including o£fices and warehouse. We discussed <br />v��rious potential locations in Roseville which they might consider. <br />11� Ficek - 631-1213. Dave �icek is looking for a si�e for immediate warehouse <br />construction, for which we discussed various location possibilities. It <br />appears high land values curr� nt in Rosevill.e may make this a difficult area <br />for such development. We didn't encourag� him inasmuch as it is a low-intensity <br />use, and normally not that attractive. This would require :.ndustrial zoning. <br />He was considering the Reili.n g land, between Old Hiqhway and New Highway 8, which <br />is zoned B-�. The B-3 zone allowa wholesa.ling, including warehousing for such, <br />but not warehousing as a princi�al use. <br />
