Terry Moses is with Burnet�t Realty, and is looking <br />for retail land for development for a Canadian investor. We, therefore, <br />discussed the development potential and qualities of the tax increment <br />properties north of Rosedale, west of 35W, and the Swan Trust property <br />north of County Road C. This investor is looking in the Twin Cities area, <br />and hopefully, may be interested in some of the Roseville properties. He <br />seemed to be very interested, and also inquired about the Last Frontier <br />site. He called our office at a later time and got additional information <br />regarding the tax increment sites. <br />14) Jensen - 633-3315. Bob J�nsen was inquiring about his potential for <br />making a duplex out of his single-family residence at 2584 Dellwood <br />Avenue. He house has 1653 sq. ft., to which he would propose to add <br />654 sq. ft. This is a larger than normal lot, and it would appear there <br />would be adequate room on the property to accomplish this use. We <br />suggested he discuss it with his neighbors and consider the possibility <br />of filing for rezoning to R-2, based on the City's past policy. <br />15) Bordson - 484-4813. Dick Bordson has a lot north of the LakeRidge <br />Nursing Home at the northwest corn er of Woodhill and Victoria. We <br />informed him that on this lot, which is l0U' x 200', that he has a <br />right to build a duplex as a transitional. use contiguous to a commercial <br />zone. <br />16) Zylla - 377-2630. Dennis Zylla, former Manager at New Brighton, is now <br />a Manage r of Project Development, for the MA Mortinson Company, general <br />contractors out of Minneapolis. He informs us that Mortinson operates <br />in 16 states and is the largest �Jen�Y�l contractor in Minnesota. <br />Dennis had previously discussed the tax increment potential in Roseville <br />with the City Alanager, and came in to review furth�r details regarding <br />the various sites. We discussed various land use potentials and regulations.. <br />David Drown reviewed the various drainage and road improvement projects. <br />We also discussed siqnficiant land use change potential relatin g to the <br />developm�nt proposals in the tax district. The Mortinson Company routinely <br />looks for development prospects, some of which they may do on their own, <br />in joint venture, or under contract to others. We also discussed the <br />favorable development climate for investors in Roseville based on established <br />City policy over the years. He will get back to us if he has further interest <br />in some of thes� properties� <br />� <br />
