At a subsequent meeting, Terry <br />brou�ht a representative of Canadian interest to the City, wit}i wliom <br />we met, Tlley are extrememly interested in the redevelopment of the <br />residential area nortl�erly of Rosedale. We now have four parties who <br />have expressed interest in tliis site, including renewed interest on the <br />part of IVarren Beck i�i conj�nction wit}� Derrick Land Company, the latter <br />of �aliom are intexested in developing a concentrated condominium site on <br />the east�rly tiiree acres. Hopefully, one of these developers will be <br />successful in putting t1�e land together and developing a concentration <br />tllat could be extremely meaningful to the f.uture of the tax increment <br />district. <br />S) arod . Norman arody was in to discuss a potential user for the Last <br />Frontier site. A potential client is interested in a retail development <br />on tlie site. As in t}�e case of past proposals, i� appears the principal <br />• prablem is one of the value of tl�e land. In each case on this sYte, <br />�ve informed tllem Af tlie City's joint proposal witlt MN/DOT to realign <br />the s�rvice road in accordance with the concept of brin�,ing t}ie road <br />�ccess to Cot�nty Road a, westerly in alignment with that proposed to tlie <br />soutli. <br />6) And�rson - 777-7699. Cl�arles Anderson and Jim 1Veida, a Dairy Queen <br />representatiue, were in to discuss tlie remodeling and revisions to <br />tlte site of tlie Dairy Qucen facility near the soutlieast corner of <br />CAunty Roacl p and Lexington. They propose to add a drive-thru <br />iacility, znd substantially revise the parking arrangement. We <br />noted the complaints �ve have had on the site relevant to neighbors <br />to the �ast in tlle past, and that the site has never Ueen brought <br />up to standard with respect to parking scrvice, curUing, and seating <br />anci/or care of the remainder o£ the site. They informed us tliat the <br />si�e llas been sald, �nd ttiat the new operators propose to improve the <br />facility. {Ve noted that a special use permit �vould be required. IYe <br />reviewed ttie various policy regulations and procedures so they are <br />iniormed as to the needs and metl�od for implementation. <br />7) Cavanaugh - 222-0591.
