Rd. C-2. Burger Transfer Headquarters are <br />now at 37th and Silver Lake Rd., and they propose to move to the site <br />in Roseville. The proposecl structure has 200,000 square feet of <br />warehouse plus 30,000 square feet of office and a separate 30,000 <br />square ioot truck repair building. We questioned tliem regarding <br />whether this was a truck terminal or warehouse. tiVe noted that a <br />truck terminal would require a special use permit, and t}ie policy <br />of the City is to not encourage additional such terminals in the <br />community. We may }lave to acertain more fully tlle definition of tliis <br />proposed use. They indicate that the structure would be similar to <br />the development across Long Lake Road to tl�e west. We indicated with <br />t11e secand principle structure �.n the sitex that tlie development <br />would have to U� processed as a PUD (2 principle buildings on a single <br />site). Th�y are looking for a site on wliicl� to develop GO to <br />75,000 sq. feet witll 12 to 14 foot ceiling clearan�e. Tllis structure <br />fits tltc definition of tlie office service structures allowed in tl�e <br />� D-4 district. 1Ve suggest�d �. location no in the tax increment district <br />which would Ue appropriate for this f�cility though they express inter- <br />est in the area narth of "sG and �vest of 3S4V. We suggested this o�fice <br />sexvice type structure to be a listed use in �l�e B-4 district l�ecause <br />at t��e time that dis�rict was evolvin�, this was on of the few types <br />of develcapments fox which there was a consistent demand in the I�ietro- <br />polit�n dis�trict. Our projectiox► for uses in t4�e tax increment area <br />included som� of t}iis use but, we must be careful so tl�at it does not <br />become the dominant structures initially in th� tax increment district <br />�aest of 351V.
