S
-i, r
 March 23, 1983
C

T0: James Andre
FROM: Howard Uahlgren
SUBJECT: Planning Office Hours
D4arch 2 - 23, 1983
1) Roberts - 631-91I3. Steve ]Zoberts and A1 Grauel and his father were in to
talk to us about relationship between t}ieir property and property that is
awned by the Roberts to the north and east. The Grauel praperty is at th
northwest corner of Owasso Boulevard and Owasso Boulevard South. We discussed
the possiUle access routes to the Roberts' property, which clearly suggests
that development of the Roberts' property recuires a portion of he Grauel
land for access purposes. The alternatives are to ga throuh the pond ox
over the hill near the south lile (next to the school property) . It appeared
a11 agreed on the best method of access. The question is whether the Grauels
at this time may wish to sell a portion of their laxid. veryone seemed to
appreciate a better understanding of the proUlem, and we left it to them to
work out whatever arrangements they may wish to pursue.
2) Zastro - 715-4256, 406. Wally Zastro lives in ili.ver Nals, Wisconsin, and
proposes to construct a new entrance for Lily Zahariades, wlio lives at 482
Hilltop Road, in Raseville. We discussed a minor tiariance, allowing for the
construction of a new entrance to the hore which appeared to be very reasonable,
imply filling in the corner of the llouse> The variance is necessary because
the existing house is less than 30 feet from the frontage street.
3) Peck - 489-9180. Joseph I'ek and liis wife live at 1748 Alta Vista, and ropose
to divide tlle rear portion of the land with frontage on Dale Street. Tiis is
the same condition as previously approveci on lats to tlle north. In this case,
it would produce a 75' lot, with a deptl of approximately 130' . This would
be submitted as a lot split, posibly for the PQay meeting of th Planning
Gommission.
4) Fischr - f31-1020. r4rs. Richard Fischer was in to discuss Ghe possibility of
a single-chair beauty parlor in her residence at 2064 Midlothian Road (north.east
corner Skillman and P•lidlothian) . We cliscussed tlie rules and pracedure, and she
may proceed with an application following consultation with the neighbors.
5) Kehr - 484-50$3. A1 Kelir lias purcliased a piece of property just eastexly of
the Legion ield., with 155' of frontage on Coi.mty Road C, and a depth of 442' .
We discussed alternative ways in which the land could be utilized; ane of whicl
would be to bring in a public street ul-de-sac, working in conjunction tivith the
contiguous property owner or owners to tlie east. Another alt.ernative was the
clevelopment of a PUD, utilizing tlle existing single-family dnsii:y in accordance
vitll the PUD ordinance, but constructing the homes in some form ot townhouse
fashion on the southerly ortion of the 1and averlooking the park. We suggested
that liaison in cooperation with the contiguous neighbors would be important,
inasmuch as similar conditions exist for the proerties to t}ie east. It ras
agreed tllat the early use of professional design help would Ue appropriate,
particularly if pursuing the PUD concept approach,
