Don Fulton of th� �berhardt Con�pany has a listing for the <br />7.3 acre tract owned by the Murphy Trucking Company, north of Fulham Pond. <br />He had questions regarding�the zoning of the land, and the pc�tential for the <br />reshaping of the pond. Da.vid Drown showed him the easement that currez�tly <br />applied to the property, which consists of a r�ctanaular area, 590' x 165', <br />plus an area 255' x 130'. David explained that we had had previous discussions <br />with Bob Pope, architect, regarding various ways in whi.ch the pond could be <br />reshaped and the easemen�ts changed so as to provide for ultimate development <br />1 R d' ha foY ondin ri hts furthe r to <br />of land contiguous to Termina oa in exc nqe _ p � g <br />the west. He noted that dbOLlt 40,000 yards of material are scheduled to come <br />out of the pond, which would then balance the land for ultimate deve.�opment. <br />David noted that the City has just hired a soil testing company to get soil <br />tests of the area, specifically north of the pond. We discussed ways in which <br />the land could be developed, includina the possi,.�i]_ity of condominium offices <br />around the pond, wherein the pond could be featured as an asset to the site. <br />We also discusse�? the possibility of the acciuisition of the houses on F'ulham <br />Street, which ideally should be incorporat-�d into the site plannirig and develop�- <br />ment of the site. We suggested to t4r. Fulton that he seek buyer� of the land <br />with the understanding the pond could be reshaped �y agreement w�.th the City so <br />as to achieve a more desirable development site. David also noted that up tA <br />1000 of the pondin g project is scheduled to be paid �ar under the tax increment <br />financing p rogram. We suggested tha�: h� keep in close touch with us regarding <br />development possibi.lities. <br />2) Novak - 646-4035. Ed Novak is contemplating the purchase of a single-family <br />lot at the northeast corner of Eiamline and Garden. `�'his lot tias 88.24 feet <br />of frontage at Garden, and a depth of 149 feet on HarnlinE. Other lots in <br />the area are of. approximately this same scale. He inquired as to the <br />possibility of dividin g the lot, which would appear to produce a 1ot on <br />the corner with 74.5 feet of frontage, and a depth o� 88.24 feet. We <br />suggested that in view of the scale of the lots in the ar.ea that this <br />division could be highly questionable. We also discussed other areas <br />�aithin the City where he might choose to build. <br />
