Halvor Nelson, a membe r of the Prince of Peace <br />Church, wes�t of Victoria Avenue, s+outh of C, was in to discuss a proposed <br />addition they plan for their builc�ing. The structure now has 11,565 sq. <br />feet, to which they prapase to ad�3 1,200 sq. ft., which would basically be <br />an enlarged lobby area, and a sma.11 addition to the knave, increasing the <br />capacity from 305 to 38U. They raave 110 p arking spaces, which is adequate <br />for �the 380 person capacity. Inasmuch as the existing parking lot is adequat <br />for the enlarged capacity, we felt that it would be unreasonable to require <br />new curbing on the parking. We did agree, however, to install 640' of asphal <br />walk, c�ntiguous to Victoria, irz adherence to the City's policy regarding <br />installation of walks when proper�y is deve loped with in the established <br />criteria. Mr. Nelson was agreeable to th.ese proposals, and wi11 refer it <br />back to his church board. <br />5) Fitzqerald - 484-25G9. IrenE Fitzgerald lives at 276 West Mapl� Lane, at the <br />corner with Galtier., and h as a house with a 10' setback, where a 5' setback <br />� to • ut an an 8' porch, the full <br />6) <br />e <br />t <br />is required. Within this 10 , she wants p <br />depth of her house for purposes of protecting the sidewalk from snow. We <br />showed Mrs. Fitzgerald what construction cotzld be added to the house within <br />the Code, suggesting that building such a large stxucture for mere'ly covering <br />the walk, and for no other purpose, seemed to be a reasonabl� expensive idea. <br />She is going to discuss this with a builderJ and may possibly not do it; or in <br />any case, revise her plans to confoxm to ordinance requirements, which she now <br />better understands. <br />Vedi - 636-2597. P. S. Vedi is an architect from India wha has purchased the <br />property �� 2�42 West County Road D. He has laid ou� a townhouse development - <br />for this ��roperty which would consist of 6 units, plus retention of the existing <br />house. TY�is land is shown for medium-density (townhouse) development in �he <br />Comprehensive Plan. He actually had two plans; one utilizing an existing <br />steel structure which he has purchased from outside of the area. We suggested <br />the steel structure plan worked less well th��n the other, which r�ally appeared <br />to have considerab.le possibilities. David Drown discussed drainage considerations <br />with him. When he pursues this, it will shc�w up as a Plarined Unit Development. <br />This land is south of County Road E, contiguous to the townhouse developmen� <br />under construction. <br />7) Carlson - 48A-3073. About a month aqo, Chris Carlson was in to discuss the <br />construction of a home west of Cleveland Avenue, at 2975 Cleveland. At that <br />time, we suggested he try to acquire additional land and develop it in <br />accordance with the Comprehensive Plan for medium-density housing. Apparently <br />he was not ak�le to purchase the contiquous property, which he had wanted to �o; <br />but now proposes to move a house onto the 6d' lot which he has acquired. This <br />lot is 60' wide, and 363' deep, and should be combined with other lots in the <br />arPa to p.roduce a planned developinent. We are concerned about putting a house <br />an a 6Q' 1ot, which would then make it ve ry difficult to later replan the area <br />for more intensive and efficient dev�lopment. He may pursue this house relocation <br />permit in spite of the land use designated in the plan. <br />
