Carl Butchler has a commercial lot with 65' of. <br />frontage and 170' depth on the west side of Rice Street, south of <br />McCarrons Street. He proposes L�uilding an addition to 3,680 sq. ft. , <br />which would rec�ui re 15 car parking spaces. We discussed c�rdinance <br />requirements relating to parking areas, builcling setbacks and dr_iveways. <br />H� is concerned about the requirem�nt for surfacing and curbing the <br />new parking areaa He may or may not proceed with �his development <br />proposal. <br />17. Robbins - 483-0968. Mary Ann and Richard Robb.ins own property on the <br />west side of Lake Owasso, with 201.24' of frontage on Victoriao Ther� <br />are three buildin gs on this site, one an office, one a duplex, and one a <br />single-family residence. This site is a boat rental facility, which has <br />been in operation for many years, l�nown as Lake Owasso Marine. They have <br />14 rental boats, 2,paddle,boats, and a pontoon boat for rent to the public. <br />They prnpose to construct a garage on the site. Part of the problem here <br />is that the duple x is a very small, old building. It exists partially on a <br />66' right-of-v,�ay for Victoria Street. Adding of an additional building <br />where there are three principal buildings on one side, would require a PUD <br />process, and rPview unde r the shoreline zonin g ordinance. This process, <br />by City polic_ �uld also requir� the dedication of an additional 10' <br />to Victoria St_:•�t, which would place the existing duplex further in the <br />right-of-way than now exists. We noted that these p rocesses being complex, <br />they aze not designed to p revent them from adding a two-car garage to serve <br />his existing residence. It appeared it would be i�oo late for him to <br />conduct these p rocesses for construction of the garage this Fall, but <br />he may do so for the future. <br />18. Margolis. Irv Ma.rgolis was in ta discuss the addition of a 25' x 50" <br />building on his landscape yard north of Lai-penteur, westerly oi Galtier� <br />Plans for the d�velopment of this area, zoned R-1, were approved several <br />years ago as a special use permit. We informed Mr. Margolis that the <br />addition of the metal building would requi re a rep ror�essing of this <br />plan, and that the essential ingredients would be a well-drawn site <br />plan indicating the �xisting development, use of the land, and the <br />location of the p roposed structure. We had conside rable difficulty �r. <br />the past getting Nlr. Margolis to complete the various improvements that <br />were part of the original plan. Because the area is zoned R-1, and <br />contiguous to sin gle-family residents to the east and north, we feel <br />it is important that any furthe-r development of this land be handled <br />very carefully, and in accordance with the required procedures. <br />19, riurdock - 881-9453. Jean Murdock, realtor, was in with Norm GVagner, <br />from the First Bank Systems� to discus� possible dev�lopment of the Hart <br />property consistin g of 11.24 acres south of the old Hart Truck Termina�. <br />site. She is in the initial development and planning stages for a"off <br />price center", which wou].d be a cluster o.E discount stores, which is a <br />permitted use in the B-1-b district. We e:cplained the provisions of the <br />district .�nd gave them a copy of �th� ordinance. Their initial objectives <br />would include a$7.7 land and building investment, with 150,000 sq. ft. <br />structure. We questioned whether this much structure can be placed on the <br />property in view of the requirements for dedication of ric�ht-of-way on the <br />west and nor�.h side of this property for extensions to Long Lake Road and <br />
