Assam came in to inquire about the site at the southwest corner <br />of C-2 and Highway 88, the triangular par.cel that bac}cs up to St. <br />Anti�ony. He is representing a North Carolina f irm that has an <br />option on the proper�ty from Williams Pipeline. He wanted to know <br />if a g�s station/conveniEn�e store would be appropriate for the <br />site, even though it is zoned R-1. We showed hi.m the Land Use <br />Plan, which guides the site Hig�i Density Residential, and indicated <br />the City would consider favorably a rezoning for a residential use, <br />but told �im a similar proposal for a gas station had recently been <br />made across tlne street and had been turned down by the City <br />.Council. We told him the chances of approval for a gas station on <br />� this site were not goodo <br />2. Bob Bierscheid (490-2200 ext.281) <br />Bob wants to work with the B-Dale Men's Club to put up a combined <br />sign that will inform people of the park and trail behi.nd the Men's <br />Club. We discussed the provisions of the sign ordinance that apply <br />to the site, which is zoned B-l. A 70-square-foot pylon sign would <br />be allawed at the 3a-foot front setback, or a 35-square-foot sign <br />8 fee� high at a 15-foot setback. Bob will b� back with a specif.ic <br />request when he has had a chance ta measur� the existing sign and <br />its location. <br />3. Todd Stutz, Rottlund Homes (571�030�) <br />Mr. Stutz came in to show us the latest revis�d concept plan for <br />the Concordia site. The plan is iti response to the neighborhood's <br />concerns �xpressed at their recent meeting. The plan �laces four- <br />unit "atrium" homes (one-level fourplexes) north of Lovell Avenue <br />where previously there had been the larger buildings. This brings <br />the total unit count for the proposed project down to 120. <br />Two other issues that we discussed were access to the Vietnamese <br />Temple and access to Minnesota Avenue. The Vietnamese Temple, <br />bordering the Concordia site to the east, does not want to have a <br />� permanent driveway connection onto the extension of Lo�✓ell Avenue <br />through the site, but would like to have an access ease�nent on the <br />Concordia site to allow them to get easily to the back of their <br />building. Rottlund has agreed to provide the Temple a 12-foot- <br />
