i <br />`'�iO� V+'i <br />DATE: <br />TO: <br />FROM: <br />RE: <br />2 De�:ember 1991 <br />Steve Sarkozy <br />Phil Carlson <br />PLANNING OFFICE HOURS, November 20 & 27, 1991 <br />November 20: <br />1• Frank Lentsch (487-3275) <br />Mr. Lentsch is a realtor inquiring on behalf of a potential <br />purchaser of a lot on County Road B west of Dale Street. The lot <br />in question is a deep flag lot that was created when a standard- <br />size lot was platted out of a large, deep rectangular lot fronting <br />on County Road B some time ago. There are several other similar <br />deep lots on B in this vicinity. <br />Mr. Lentsch can build a house on the lot, since it is 50' wide at <br />the narrowesL, more than the minimum 35' for flag lots. We <br />suggested a cooperative effort involving neighboring lot owners <br />that could yield several more buildable lots off of a cul-de-sac. <br />This is an area that theoretically could be developec� like the <br />neighborhood to the west where Burke Avenue provides access to the <br />back part of the deep lots there as well. Because of ownership <br />patterns, a ponding area to the west of this lot, and the fact that <br />there are already homes built on almost all of the adjacent lots, <br />such a development is unlikely. <br />2. Jay Reilling <br />Mr. Reilling was inquiring about a tax-forfeit lot the County is <br />selling in Montgomery's Lake View Addition. The lot in question <br />is in the northeast quadrant of Dale Street and Carlisle Avenue. <br />Carlisle is dedicated but not built. We determined that the lot <br />was half of a lot split that was recorded with the County in 1968 <br />but not approved by the City. There is no sewer or water <br />immediately available to the lot, and it ic about 10,200 square <br />feet in area, less than the 12,500 square-foot minimum for corner <br />lots. The lot could be used as garden plot, but a house could not <br />be built on it until more of the property owners in the area <br />petition for streets and utilities. <br />
