The lot
in question is a deep flag lot that was created when a standard-
size lot was platted out of a large, deep rectangular lot fronting
on County Road B some time ago. There are several other similar
deep lots on B in this vicinity.
Mr. Lentsch can build a house on the lot, since it is 50' wide at
the narrowesL, more than the minimum 35' for flag lots. We
suggested a cooperative effort involving neighboring lot owners
that could yield several more buildable lots off of a cul-de-sac.
This is an area that theoretically could be developec like the
neighborhood to the west where Burke Avenue provides access to the
back part of the deep lots there as well. Because of ownership
patterns, a ponding area to the west of this lot, and the fact that
there are already homes built on almost all of the adjacent lots,
such a development is unlikely.
2. Jay Reilling
Mr. Reilling was inquiring about a tax-forfeit lot the County is
selling in Montgomery's Lake View Addition. The lot in question
is in the northeast quadrant of Dale Street and Carlisle Avenue.
Carlisle is dedicated but not built. We determined that the lot
was half of a lot split that was recorded with the County in 1968
but not approved by the City. There is no sewer or water
immediately available to the lot, and it ic about 10,200 square
feet in area, less than the 12,500 square-foot minimum for corner
lots. The lot could be used as garden plot, but a house could not
be built on it until more of the property owners in the area
petition for streets and utilities.
