• <br />� <br />DATE: <br />TO: <br />FROM: <br />7 March 1991 <br />Steve Sarkozy <br />Philip Carlson <br />MEMORANDUM <br />SUBJECT: PLANNING OFFICE HOURS, 6 March 1991 <br />1. A.J. Remmen (832-9384), Americor <br />Mr. Remmen and his architect, Frank Reese, discussed their <br />concept for the multi-family parcel adjacent to Kinderberry Hill <br />on Lexington Avenue. The property is properly guided and zoned, <br />and they propose to build a townhouse/apartment project on the <br />vacant site, where he previously had proposed two 63-unit <br />apartment buildings. The concept consists of 126 units in <br />several three-story buildings with one-level townhouses on the <br />first story and two-level apartments on the second and third <br />stories, aimed at the empty-nester and move-up market. This fits <br />with some of the City housing policies now being discussed. <br />Issties related to the project that we raised included: <br />* The north edge toward the Grandview Avenue neighbors should <br />be treated carefully, even though it is assumed there will be <br />no access. <br />* Access is gained at Lexington Avenue, at the �urrent <br />Kinderberry Hill access, which is only about 300' north of <br />the freeway ramp. <br />* Access will be also provided to Lovell Avenue from the <br />existing neighborhood to the east. We believe it is <br />necessary and appropriate, but may not meet with neighborhood <br />approval. <br />* The site should be designed such that through movement, <br />Lexington to Lovell, is discouraged. <br />* Once parking, <br />in detail, the <br />seeking. <br />setbacks, landscaping, etc., are worked out <br />site may not yield the 20+ units/acre they are <br />Mr. Remmen indicated they are in early planning stages and will <br />be back with a formal proposal this spring or summer. <br />2. Henry Botell (464-8112) <br />Mr. Botell, a developer, came in to ask about the Bussee site on <br />Larpenteur Avenue east of Roselawn Cemetery. We noted that the <br />parcel is guided for medium density residential and we would <br />support townhouse or small-lot single family development. He has <br />no specific proposal at this time. <br />
