Tom Ruvelson, Sign Consultants, Inc. <br />(332-0007) <br />r <br />2 <br />• <br />Mr. Ruvelson is preparing signage plans for Wally McCarthy <br />Cadillac (former Long Cadillac). The Ordinance allows one pylon <br />sign plus wall signage up to a certain size. When the original <br />signs were erected in 1974, a variance was granted to allow two <br />pylon signs in exchange for an agreement not to have have any <br />wall signage on the building. Now, the new owners want wall <br />signage, which would put the site in technical violation of the <br />sign ordinance. We explained the situation to Mr. Ruvelson and <br />he said the owners were willing to remove one of the pylon signs <br />in exchange for the wall signage. We made a quick calculation of <br />the sign area involved and it appears the proposal would meet the <br />square footage limitations. We also expressed our concern over <br />possible future window signage at the dealership that might not <br />be in be in keeping with sign ordinance requirements. <br />4. Todd Mongrain, Hugh Cullen - Summit Realty (227-4100) <br />Summit Realty is considering taking out an option on the Glacier <br />parcel west of 35W south of County Road B-2. Their proposal is <br />for an o�fice/showroom project on the vacant 8.2-acre site, <br />arquing that the market for pure office is very weak at the <br />moment. In the H-6 District, the proposed use is not allowed. <br />We discussed the fact that the City Council would like to �ee a <br />more intense, higher image use of the site. We noted that the <br />question of reconsidering land uses in the area had recently been <br />brought before the Council and they prefer to leave it as <br />designated for the time being. We left open �he possibility of <br />coming back at a later date to discuss alternatives. <br />5. Stan Krzywicki, System� Control (897-1232) <br />Jerry Perkins, Pope Assoc. (642-9200) <br />S�ystems Control has recei�ced conditional approval �or their <br />automo�ile emission testing station on the Ettinger site on <br />County Road C, but that site is encumbered by soil contamination <br />and past liens on the property� Because of these comp3ications, <br />they indicated they will probably not to pursue that site and <br />have pro�osed the same use on another parcel. The new site is on <br />Partridge Road north of County Road C-2. That site is encumbered <br />with an NSP easement and a Ci�y water main easement, but in <br />working with staff we have made suggestions tha� seem to result <br />in a wrorkable solution while avoiding the easements. The concept <br />we discussed would involv� a sma�l variance to the front yard <br />setback (Partridge Road) for a corner of the building, In <br />�xchange for this minor encroachment, the five ov�rhe�d doors on <br />the buildinq would be set iurther back from the street, and there <br />would be space for additional landscaping and screening. We <br />discussed a number of other site planning details with them and <br />are expecting a complete application on the Partridge site this <br />week. <br />� <br />� <br />
