x <br />to accommodate a Drug Emporium in the Rosedale Crossings Center. <br />The purpose of this meeting was to review letters that had been <br />received from both the City Attorney's office and Tom Erlich from � <br />Tanurb regarding the Planning Commission's action tabling the <br />request for special use permit amendment. <br />3. Dave Ebertowski, 489-4336 <br />Dave was in, with another business owner, to discuss city <br />ordinance standards regarding signage in this location. They <br />explained that the owners of several of the businesses within the <br />center had approached the center's managers about the need to <br />improve signage. There is a very large roof sign that is a <br />nonconforming sign at the center. They recognize that this sign <br />would be need to be eliminated, but wanted to talk about the <br />maximum size available for a pylon sign and the setback <br />requirements that would govern the location of such a sign. We <br />provided them with a copy of the section of the Code that related <br />to signage in the B-2 District and also the revised section of <br />the Code that dealt with the standards for ground signs. They <br />also wanted to know what the process was for recyuesting a <br />var�.ance, and we explained that procedure and the information <br />that they would need to be able to provide the City to <br />demonstrate their hardship if one were to exis�t. <br />4. Bob Nelson, 464-8878 <br />Mr. Nelson and two other individuals we�e in regarding a� <br />potential use for the Great Dane Transport si�e on the north side <br />of County Road C, west of Fairview Avenue. Mr. Alelson is with <br />National School Bus Service, which is tk�e company that owns and <br />operates the Roseville circulator and other para-transit and <br />transit services within the Twin Cities Metropolitan Area. They <br />are currently pursuing ax� offer to the Great Dane owners for the <br />reuse of this property as the corporate headquarters for the <br />National School IIus Service facilities and for the storage of a <br />numb�r of veha.cles. We provided them with a copy of the z�ew <br />design standards, which .include the requirements for the <br />surfacing of all of�-street parking areas ar�d the installafi:ion of <br />concrete curb and cutter. This standard, in particular, came as <br />a surprise to them and had not been anticipated in the <br />development of their cost estimates to date. The� indicated that <br />they had retained someone to prepare an as-built survey of the <br />site and then they would prepare a site pJ.an and the c�ther <br />neces�ary plans for submission. we encouraged them to d� so anc� <br />then to schedule another meeting with us during a Wednesday <br />office hours s�ssion �to review their preliminary plans. Although <br />we will not know for certain until they return wi�h their <br />preliminary plans, z am concerned that it has been their <br />expectation that they can use this site as is without making <br />improvements to it. It is clearly a noncon�orming use and the <br />zoning ordinance is quite clear in requiring a special use permit <br />fo� the storage of buses, therefore, we have the authority to � <br />
