Fran Slage - 644-0992
Fran represents the Corpus Christi. School owners and was in to
present a sketch plat that ha been prepared for the property
immediately to the north of the recently canstructe hones along
a cul-de-sac of Skillman Avenue, to the west of Fairview. The
plat that had been prepared was anticipating another cul-de-sac
paralleling the recently extended Skillman Avenue cul-de-sac, but
it located its curb cut open.ng onto to Fairview Avenue
approximately half way beween Eldriclge and Skillman. We
explained that from a public health, safety, and welfare
standpoint, we would strongly prefer to have that intersection
of-set Eldridga, and Mr. Slage agreed that she would make those
imprnvements to the design. We also talked about a number of
possibilities and shared with her information related to other
devlopers who have tal}ced with us about a variety of proposed
developments on that site. We talked about the pospects for a
mixture of ingle-family residential and townhouse development on
the property. We also shared with her the fact that
representatives of the Bradford School had shown us some
conceptual sketches of a mixed-use development to include
sincle-family homes, townhouses, and a small school. She was
mainly corcerned about the process and, in particular, wanted to
be sure that the request for the City of Rossvi.11 to construc
this road and install the utilities was handled in an appropriate
faskion.
2. Jim Krautbauer - 698-70g0
Mr. Krautbauer owns a very unique piece of roerty in the City
of Roseville, which is located north of South Owasso Soulevard
and west of Rice Street. This is the property hat includes a
hair salon and a residential unit within the same building. Back
in he 1950's, this property, which was previously zaned 8-3
Commercial, was rezoned to make the western prrtian of the
building zoned single-faily residential and retaining the
contmercial zoni.ng on thP salon portion of the building. Mr,
Kraut;bauer has been trying ta sell his property and has had
difficulty gtting firancing given the fact thati the lauilding has
two separate zoning classifications. We reviewed the past files
and there is an approval of a ide yard variance that was granted
some ime i,n the late 60's. This is very strange because there
was no lot created from which the variance aas granted and
consequently tYe zoning line actuallx splits a portion of the
