Mr. Fred Strub <br />Mr. Strub owns a singl�-family residential lot in the northeast <br />corner of Dionne and Aunlap Streets. He was in to ir�quire about <br />the pro�ess for securing a minor variance to locate ar� attached <br />garage in the f�ont of his house in a locatian closer to th� <br />right-of-way �han the required 3o-foat se�bac}c. His <br />justification has to do with both architectural features an his <br />house and the locata.on o� ma�ure tarees that prevent the <br />opportuni�y to lo�cat� the detached garage in a location t,hat <br />complies with the setback requirem�nts. <br />of the min�r variance appliGagion form ar�deinstructedShim�as to�Y <br />the pro�edures for processing a minor variance. <br />2. Mr. Roy Struble ar�d Mr, Dot� Williams <br />� t�e had met with� Mr. Struble many times <br />piece of property on �he north sid� o� �orth�McCarron�Drive and <br />�e is interes�ed in se�bdividing his prap�rty, He came in this <br />morning with his n�ighbor, �Cr, williams, and discussed with us a <br />sketch plan for th� division of both of their propexties �o <br />create four lots out of their existing two lots. ��1e reviewed th� <br />s�tandards for lots in the R-]. Dis�rict and discussed a seri�s o� <br />a1��rnative lot �ayQuts tt�at would come the clos�st to m��ting <br />�he letter af th� R-1 standards. It ap�e�ars that all o�E the lo�s <br />will �xc�ed the lot area requirement, but d�p�nding on th� <br />specific alt�rnative that th�y choose to pursue, the lats may <br />requir� a lot width variance. This a.s due to the fact ttiat the <br />lots ar� v�ry long arad de�p and that tt�e setbaek me�sured 30 f��t <br />back from the xight-o�E-way may v� 1�5� �han the rec�uir�d 85 f�et, <br />however, it is mast iike�y that the ac�ual home sites wi1l be <br />locat�d consid�rab�,y further back from the rigi�t-oi-way th�n 30 <br />��et. There are also a number of lots wi�hin the surroundirag <br />area that are of comparable lot width. Mr. Struble and Mr. <br />Wi].liam� took a copy af the preiiminary pla� and �inal plat <br />application forms and we i,nstruct�d them how to complet� �he <br />application process. <br />�. Nir.
