f <br />� <br />. � <br />M E M O R A N D U M <br />DATE: September 7, 1990 <br />TO: Steve Sarkozy <br />FROM: John Shardlow <br />SUBJECT: PLANNING OFFICE HOURS, September 5, 1990 <br />1. Noland (835-1338) <br />Mr. Noland has a piece of property in the southeast quadrant of <br />Lexington Avenue and County Road D that is zoned B-3 (General <br />Business), and was in with another gentleman interested in <br />putting a motor fuel station convenience on this site. We <br />explained that this is a special use in the B-3 district and <br />discussed such matters as the need for additional right-of-way <br />dedication for Lexing�on Avenue and the required yard areas <br />adjacent to both of these streets. We gave them a copy of all of <br />the standards for the development of commercial uses in the B-3 <br />district, including those standards that are specifically relat�ed <br />to motor fuel stations. They are interested in considering 24 <br />hour operation and anticipate that there will be some concerns <br />from the adjacent apartment residents. <br />� 2. Lowe <br />Randy Lowe, Principal of Concordia Academy, came in for <br />discussion of the comprehensive planning process that the City is <br />undertaking and for clarification as to how this process effects <br />the dispositian of the surplus property at their site. After <br />reviewing and �liscussing the history of the matter and �liscussing <br />in some �etail, the importance of the sale of the surplus land to <br />the future viability of Concordia Academy, Mr. Lowe left with an <br />understanding th�t the City would complete the work related to <br />the housing element portion of the camprehensive plan plus d�al <br />with the land use question on their property in particular, <br />within a four month period. <br />3. Universal Sign Co. (645-Q223) <br />A representative of Universal Sign Co. was in �o request the <br />information about adda.ng and improving �ignage on the Grace <br />Lutheran Church in the southeast quadrant of County Road H-2 and <br />Hamline Avenue. This was a very straig�t forward discussion. We <br />gave t�e gentleman the details with respect to the amount ot <br />allowable signage on the subject property. He reviewed his <br />conceptual plans fax the signage and found that they wer� <br />consistent with the City standards. We gave him copies of the <br />sign permit and instructed him as to how to proceed. <br />� 4. Tischner & Slawik <br />
