Mr. <br />Zeece leases a portion of it for equipment storage. The building <br />i� seriously dilapidated and may be a fire hazard. There is debris <br />scattered throughout the building, especially in the basement where <br />damage from a previous fire had npt been repaired and cleaned up. <br />There is evidence of animals in the building and there are places <br />where the concrete block walls are deteriorated and open to the <br />outside. <br />We agreed to summarize our understanding in a letter ta Mr. Zeece. <br />3• FrankZin Tan <br />Mr. Tan is remodelling the former Skipper's restaurant building on <br />West Perimeter Drive into a Chinese r�st�urant. Idr. Tan wants to <br />add a smalJ. addit�on ta ti�e rear of the bui.lding (9' x 24 °; 215 sq <br />ft) to accommodate additional kitchez: equipment. H�e wanted to know <br />what was necessary in the way Qf City approvals. <br />� The pr�posed addition is less than 10� of the existing 27,000 <br />square foot building and so daes not trigger site plan revie�. The <br />other issue is parking. Mr. Tan's proposal would eliminate 4 <br />parking spac�s in the rear of the building, but the interior <br />remod�lling redu�es the seating in �he restaurant compared to <br />Skipper's, so we do no� believe parking will be a problem. The <br />building shares the site with Razzbe�ry's restaurant and they have <br />a cross-parking agreement. We urged him to expand the additi.on <br />slightly to allow trash handling inside, but he was unable to make <br />that part of this project. The si�e of the addition does not <br />require him to comply with the trash handiing design standards. <br />Based on this analysis, Mr. Tan can proceed with a building permite <br />no other appravals are required. <br />e <br />
