Tom Graddy, N�ncy Twa�dy; Mack Truck (633-4810) <br />Rob Davidson, Everest Group (636-2812) <br />Mack is considering selling the southern portion of its property <br />�t I,ong Lake and County Road C-2 to the Saturn auto dealership. <br />That part of the site is currently used for employee parking and <br />used truck parking. In order to sell the property, Mack (and the <br />�ity) must bQ certairt that the site will have enough parking and <br />will be able to Function well and meet setbacks and other Code <br />standards. The people from Mack and Everest came in to discuss the <br />issue� that would be involwed in reorienting the site. <br />� There is a portion of the NE corner of the Mack site that is <br />�ur�en�ly vacant where the lot comes to an angled point north of <br />the Fartridge Ro�d cul-de-sac. Mack would develop this area as <br />replacement parking for the area lost to the Saturn site. <br />We discu�s�d the setbacks in the Y-2 District that would apply and <br />�iae parking standards for various uses within the building (office, <br />ret�i� space, service bays, warehouse, employees). We n�ted that <br />any new parking areas would have to be paved and landscaped. We <br />informed them af Saturn's desire ta apply for a rezoning to �-3, <br />and Mack is con�ide�ing the same, since the use (auto, truck <br />dealership) i� the same. <br />Mack is also int;erested in adding a 5,000-square-foot addition to <br />th�ir building. They did not have a specific location or design <br />warked out, but we said it did not appear that an addition of that <br />six� would requize the entire site to be brought up to the d�sign <br />standards, <br />They will be back with a specific site plan proposal when they have <br />a chance to consider the effect of the zoning standards. <br />(Note: Related to this item, the City Councii indicated at the <br />July 22 work sessi.on their willingness to consider a rezoning from <br />T-2 to B-3 for the Saturn site, should Mack strike a deal with <br />them.) <br />LJ <br />
