• ROSEVILLE PLAPTNING OFFICE HOURS 7/24/91 <br />a <br />The discrepancies involve the additional right-of-way needed for <br />Fairview to bring it up to 99' in total width. A portion of the <br />right-of-way in front of the Pacific building is 66' wide and a <br />portion is 86' wide. Confusion over the dimensions to the <br />centerline of Fairview may have caused the errors. In addition, <br />the new sidewalk was shown on private property outside the new <br />right-of-way, and setbacks were measured from the sidewalk, not the <br />right-of-way, adding another 5' to the discrepancy. <br />The concept for the site improvements show some good ideas, <br />however. There is a large boulevard with landscape screening in <br />front of the new overhead doors facing Fairview, but we need to see <br />a similar treatment for the existing doors, to the extent possible. <br />A variance to the setbacks for the parking area in front of these <br />doors may be reasonable, considering the tight existing dimension <br />they are working with, and the need to maneuver semi-trailer trucks <br />into the docking areas. <br />There ap��ears to be adequate room on site to accommodate the needed <br />parking, but the specific use areas in the building were not listed <br />and the entire site was not drawn out, so we cannot determine for <br />certain how the parking will work. <br />• 6• Bill Loomis (942-9262) <br />John Faraci <br />Mr. Loomis and Mr. Faraci are involved in the <br />reconstruction for the Catco (Clutch and Transmission)pbuildinglon <br />Long Lake Road south of County Road C-2. Work was being done some <br />weeks ago without a permit and City inspectors stopped the work. <br />The contractors had forms in place for new concrete curbing and <br />asked if they could at least finish the pour. The inspector, <br />looking to the properties on both sides of the Catco building, <br />thought the setback would be adequate and gave the okay. When the <br />plans were being formally reviewed later for the permit, it was <br />discovered that the building is in the I-2 district and needs a 40 � <br />setback for parking. The new curb and parking lot are within 25� <br />of the lot line, and needs a variance. The project now sits with <br />curb in place but only a gravel base for the new paved area. <br />Mr. Loomis then submitted drawings to formally apply for the <br />variance, but the drawings were incomplete, without drainage <br />information or dimer.sions to allow us to verify the distances to <br />the lot lines. We asked them to supply the addit�.onal information <br />on their drawing, which they brought to us to discuss. This latest <br />drawing had more information but the lot line dimensions appeared <br />to be in error. They also did not have information from the owner <br />on the need for the additional parking that would justify a <br />� variance, or even the location of the �xisting parking on site. <br />We asked them to get the additional information, correct the <br />drawing, and have the owner sign the application. <br />
