MEMORANDIIM <br />DATE: Ju1y 11, 1991 <br />TO: <br />FROM: <br />RE: <br />1. <br />Steve Sarkozy <br />Phil Carlson <br />PT�ANNING OFFICE HOURS, July 10, 1991 <br />Brad Rice, Minnesota Rentall (488-7277) <br />Tom Anderson, Boones�ro Assoc. <br />Mr. Rice, the owner of Minnesota Rentall on County Road C and I2ice, <br />has started to provide U-Haul rental trucks as part of the <br />business, and the City infarmed him he must appl� for a Special <br />Use Permit. The R�entall business shares the site with the Phillips <br />66 gas station and a single family house. All are on separate lot� <br />of record, but �he gas station and P2r1 Rentall share aonumon p�ved <br />areas, and MN Rentall parks some of the U-Haul trucks on the <br />house�s yard. <br />� With the Spe�ial Use Permit application for th� rental trucks, thQ <br />�ite must be brought into compliance with the design standards and <br />with additio�al right-of-way dedication on both Rice and C. Mr. <br />Rice agr8ed that the site �imply could not a�ccommoda�e the <br />encroachm�nt of the xigi�t-of-way or the required setback.s, and said <br />he would most likely discontinue the U-Haul operata.on. <br />Aside from the truck rental issue, MN Rentall needs a Special Use <br />Permit far the other outside storage that occurs on site. This <br />permit does not require the site to mee� all t�e dasign atandards <br />or to declica�e right-of-wray, but will r�quire �. Rice to cl�arly <br />inc�icate the ex�ent of autside storage and provide appropriate <br />access, circulation, and screening. <br />2. Jim Price, Saturn Auto (483-9106) <br />Darwin Lindahl, SEH <br />Th� Saturn auto dealership is considerin�g a different site for its <br />facility in Roseville at the northeast corner of Partridge Road and <br />County Roaci C-2. The site is currently used as employee parking <br />for the Mack Truck facili�y. I�ack has indicated to Mr. Price that <br />they can accommQc�a�e �heir parking needs on the r�mainder of the <br />site. We will need to review Mack's plans if the Saturn deal gaes <br />through, to ins�are that the �iack site has adequate parking. <br />� Mr. Lindahl presented sketches of several site layouts for the <br />facility, all of which assumed the vacation of the north half of <br />County Road C-2 right-of-way at the south edge of the site. <br />
