of the Concordia property. The temple is interested in building <br />• a garage on the north end of their lot. The access is to be <br />gained via the easement that was recently granted through the <br />approval of the Rottlund development. The structure was just a <br />standard garage, 22 feet in length and 26 feet in length, and <br />exceeded all of the applicable setbacks in the R-1 District. <br />Therefore, there were no problems identified in the location of <br />the structure as proposed. We did note, however, that the <br />general plan of development for the �oncordia-Rottlund <br />development did not show pavement on the easement. Therefore, it <br />was agreed that we would contact Rottlund and make certain that <br />the pavement of the driveway is shown on the final development <br />plan stage of the PUD. <br />It was understood at the public hearing that Rottlund had granted <br />an easement to the temple for the purpose of gaining access to <br />the back part of their property. It was not understood, however, <br />that this area would be paved. Therefore, it raises the question <br />as to whether or not this type of a change is a substantial <br />enough change to require anothe� public hearing. It was agreed <br />to discuss this at an appropriate point at the July lOth <br />meeting. <br />7. Fran Slagel and Dennis Brown <br />Ms. Slagel is a representative from Corpus Christi and Mr. Brown <br />is the Civil Engineer who was retained by them to prepare the <br />� preliminary plat plans and documents. We reviewed the utility <br />draw�ngs and the proposed preliminary plat for the modif ied <br />subdivision. The proposed design again calls for a total of 14 <br />lots to be located on a cul-de-sac. All of the lots now conform <br />with all of the City's standards and the cul-de-sac has been <br />moved to facilitate the extension of Eldridge Avenue as a <br />through-street at some point in the future if it becomes <br />desirable to do so. The revised design include� all lots that <br />meet or exceed all of the City's z4ning standards a�d subdivision <br />regulations. The plans that will be submitted also include a11 <br />of the necessary engineering data that is required by the City�s <br />subdivision regulations. <br />We thanked Ms. Slagel for her cooperation in this matter and <br />complimented them on what we believe to be a very positive <br />improvement on the plans that they have submitted. <br />� <br />
