� , f ,� <br />r- <br />4� � � <br />� <br />� <br />January 12, 1987 <br />T0: <br />FROM: <br />SUBJECT: <br />Jim Andre <br />Howard Dahlgren <br />PLANNING OFFICE HOURS, DECEMBER 17, 1986 <br />1• Paster, 646-7901 <br />Ed Paster and Reed Banet were in to discuss a problem of <br />budgeting �n the development of their new shopping center on <br />the west side of Lexington, northerly of Larpenteur. The <br />building is partially up, and it seems that building costs as <br />now projected are several hundred thousand dollar� over <br />budget. <br />They inquired as to the possibility of changing �he exterior <br />material from brick to some other less expensive material. <br />My answer was the City has a firm policy of the same f inish <br />material being used on four �-'n� of the structure, and that <br />there not be a reduction in quality at the back. We noted <br />that the last three shopping centers constructed in <br />Roseville, including the one done by Margol�.s on the o�.d Last <br />Frontier site, were done entirely of brick, the same brick <br />that was proposed and approved for this site. I noted that I <br />would not be Yn a position to authorize a change from <br />the materials proposed, and that in the interest of their <br />investment they should proceed with the brick on all four <br />sides. They agreed to do so, and to look for other areas of <br />savings other than the use of cheaper materials. <br />They also talked about the possibility of an early installa- <br />tion of the traffic light at Roma and Lexington. They have <br />been successful in negotiating with �he landowner to the <br />north of the center to construct a joint access to the two <br />properties opposite RQma where it comes in from �he east <br />side. Clearly a light wi�.l b� needed here, but the County <br />does not have it in its Five Year Plan. Charlie Ho:�chell <br />noted that ordinarily this light would be divided one-half <br />with the County, one-quarter with the City, and one-quarter <br />by the developer. <br />Ed Paster noted that they would be willing to fund this light <br />with the understanding that when it comes up for budget they <br />could be repaid. Charlie said the Gity would do what they <br />could to get the light in early, and would talk to the County <br />people regarding how this might be done. <br />2. Dunwell, 483-6701 <br />Tom Dunwell was in with one of his assistants, Randy Engels, <br />Architect, to discuss their revised plans for the P.U.D. for <br />the removal of the Mr. Donut shop north of McDonald's, and <br />the construction of a new Kentucky Fried Chicken and the <br />redevelopment af the site. I reviewed the plans which appear <br />to be in conformance with requirements, and will work well on <br />the site. <br />
