Backes, 974-7100 <br />Ron Backes, of Shelard Development Company, was in with Bill <br />Brisley, of "360 Architects", to review some preliminary <br />design alternatives for the property they have purchased from <br />Dr. House, south of Transit, east of Rice Street. <br />Their objective is to put in approximately 22,000 square feet <br />maximum of small retail shops, with a convenience store with <br />gas as the probable anchor. They are talking to, and working <br />with, the Steichen's store to the south of their site. They <br />are working on joint access anc� egresse We suggesteci they <br />move the center further east so as to provide more room to <br />the private driveway proposed between Transit and B-2, which <br />� is now platted as an ou�lot and a part of the original P.U.D. <br />approved for this site. They are going �o consider these <br />suggestions, and be bac}� with r�vi.sed plans. <br />2. Olein, 484-9i84 <br />Hill Olein (Roseville's Ice Arena Manager) owns two hauses at <br />the northwest corn�r of Dale and Txansit. These hauses are <br />on a 91.12 x 145 foot lot. He is fnquiring as to the <br />pa�ssibility ot dividing th� lot so as to allow the homes t�o <br />be sold separately. <br />The problem here is that a land division would trigg�r a ten <br />foot dedication on Dale Street, and approximately a thi�te�n <br />and one-h�lf foot d�dication on the narth �ide of Transit. <br />This reduces the lot size to the poirit where each o,t two lot5 <br />would be extremely small. It's also likely that a portion of <br />the southerly most house would be occupying part� of the <br />proposed righ�-of-way dedication. It appears, too, that the <br />c�arage on the east side of the property would wind up within <br />the ten foot dedicated strip for Dale Str��et. We suggested <br />that perhaps the two units should be sald on the single lot <br />as they now exist, so as to not trigge� these requi�e� d�di- <br />cations at this time. <br />Both homes are old, and the long-rang�e future may include <br />� tearing dowr� the two houses, and perhaps buildi.ng a new <br />duplex. We talked about the possibility of duplex zon�.ng on <br />such a lot, which may be appropriate in view of its location <br />��:. on Dale Street. <br />
