Augus t 2 2, 19 8 6
LJ
T0: Jim Andre
FROM: Howard Dahlgren
SUBJECT: PLANNING OFFICE HOUR5, AUGUST 20, 1986
1, Peck, 489-9180
Joe Peck lives on Alta Vista Drive, and has previously had a
lot split approved for his property which extends easterly to
Dale Street. He was in to see if an adjustment could be madl
in a location of the lot line, dividing the two parcels.
noted this could be done by administrative action by the
Public Works Director.
2. Lincoln from Korsunsky, Krank,
Chuck DuFresne was in with Tom Gherty, lans
and Erickson Architects, to review revised preliminary p
for the construction of the Lincoln Shopping Center on the
old Glendenning Truck Terminal site. They are working with
a major "upscale" grocer/retailer who requires six parking
spaces per thousand (versuer ofethetCenterVwouldrbetatufive
requirement). The remaind
spaces per thousand.
• Mr. Janicsh suggested the realignment of the roadway slightly,
with a gradual curve into the present service road access at
County Road C. Mr. DuFresne noted that the construction
target would be for a May opening,
and thus there will be
some time to review some alternate geometrics with respect to
the existing service road and the north/south public street
to be on the east side of their proposed site (behind Midway
Ford).
Staff has been talking to Midway Ford people, and
representatives of the Space Center (owners of the land) have
been talking to them as well, regarding the cooperative
effort to relocating the service road. The shopping center
people and some of their tenants are concerned about future
competition on the properties directly to their east, the
height of such structures, and the latter site from the
intersection of County Road C and Snelling.
We noted that
the immediate corner is a 200 by 200 foot service station
site, and if that site remains in tact, this will provide
considerable visibility past the corner to the northwest, and
thence to the shopping center site. This site development is
the recipient of a Ramsey County CDBG grant, and is felt to
be a positive ch.ange in land use f rom the present truck
terminal facility, and will relate well to future developrnent
 to the west.
