Olschlager, 339-4200 <br />Gordon Olschlager is an architect with Korsunsk�, Krank, and <br />Erickson, who was back with Rick Johnson, of the J. R. <br />J�hnson Supply Company, wi.th revised site plans for the <br />expansion and redeveiopment of portions of the J. R. Johnson <br />site between 35W and Long Lake Road, south of the tracks. <br />Tha.s is a case of good news and bad news. The good news is <br />that they are proposing removal of some af the ext�nsive <br />plastic coverzd greenhouses, and replacing them with <br />permanent structures. Substantial improvements to the si.te <br />in the form of landscaping, curbing, and finishing of parking <br />areas are proposed as welle The entire south elevation of <br />the structure will eith�r be new �uilding or refinisl�ed <br />surface. The bad news is that if this land is ultimately <br />included in a major City redevelapment plan, the Cit�r may be <br />purchasing higher priced structures. Our approach to �his <br />has been to recommend quality material, and a level of <br />investment that represents a substantial increase in the <br />quality of the ap�,earance, but without going to the finest <br />ma.terials ( such as k�rick ) . <br />The material proposed is exposed aggregate finish, �imilar to <br />that which has been used frequently by the Target people <br />around the country. We suggested additional landscaping in <br />parts of the site, and noted that the roof sic�n, currently on <br />the rr�of �acing 35W, would have to be removedo The unsightly <br />vacant area on t�he east side of the building ��ill be <br />surfaced, curbed, and landscaped with a twenty-five foot set- <br />back ayong the service road west of 35W. <br />Application appJ.ied for will <br />Permit for site plan approval, <br />for referral on July 14. <br />be approval of a Special Use <br />which should go to the Council <br />2. Holter, 489-7132 <br />John and Marsha Holter were in to ciicuss the div,ision of <br />their land to provide a new 65 foot 1ot on the south end o� <br />their property, fronting on Dalp Street. It appears the <br />unique topography here dictates a unique divisiori of the <br />land. We suggested they verify this topography on their <br />drawir_gs so that the proposal can be more fairly evaluated. <br />� This will be a lot split proposal, dividing the existing lot <br />into two lots. They will be back next week with more precise <br />plans. <br />
