Planning Office Hours
July 2, 1986
Page 3
A public street could be cQnstructed into the intrior of
this large bock, although it would not be worth it for the
sake of aingle lot. Mr. Lewis informs us that other land-
owners in the area do not wish to further divide their land.
We suggested that a private road easement be considered in
this unusual case, which w suggested be thirty feet in width
o as to form half of a future public stret if , at sorne
pc,int in the more aistant future, other landowners may wish
to subdivide into smaller parcels. -
6. Trautz, 332-6039 which
John Trautz is a representative of the Shelard group,
most of us know as the developers of the Shelard Park complex
at the northwest corner of County Road 18 and Trunk Highway
12 in St. Louis Park. eSthcornerof1TransitanduRiceSStreeta
property at the southw
The property runs from Transit to County Road B, was planned
and platted, but never developed. We encouraged them to
conside the development of this parcel inasmuch as the
Shel.ard group are capable and imaginative developers.
When last approvec ba Ws ownedby Dre1Houset aawell known
years ago), the lan
hand surgeon who lives on Gluek Lane.
 7. Iarnmacher, 349-8916
Jeff Narnmacher and Ken Blodgett of Coldwell Banker,
repesenting ZLZ Partnership, were in to propose a fast food
addition o the retail building site directly east of Red
Lobster, north of Trunk Highway 36.

Examining the existing layout, we concluded that such an
additian would result in a serious parking shortage. We
suggested tYat converting all or pori:ions of the site to
restaurant use may be appropriate, and was recommended by the
City when the building was initially constructed. Therefore,
they may pursue the conversion of a portion offthe recently
to restaurant gurposes. We gave them a copy
amended restaurant pneedsgwithlrespecttossuchala pssible
calculating parking
conversion.
8. Hunt, 340-5592
Penny Hunt, an
was in with Jim
Development south
attorney with Doughtery, Rumble and Butler,
Salzl from the Vi11a Park Senior Citizen's
of County Road B, easterly of Dale Street.
They are proposing to file condominum documents for the first
phase of the project only, consisting of sixty units. They,
therefore, wish to subdivide the land for this purpose. They
also suggested that they may ttempt to convert theestedthat
of the development into a rental project. We sugg
the combination of these two in a single structure might
prove difficult. They asked that the subdivision regulations
be waived under 'se:tion 462.358 (4B) of Minnesota Statutes.
