Kayo Oil Com anv, 615-756-5770 <br />Phillip Beard is a development representative of the iCayo Oil <br />Company, which owns the JET station at the northwest corner <br />of County Road C and Snelling Avenu�. Kayo Oil Company is a <br />subsidiary of Conoco, which in turn is a subsidiary of the <br />Dupc�nt Company. Kayo Oil Company operates ou� of Chatanooga, <br />Tennessee, ar3 markets gasoline under �he "JET" nam� or <br />"Kayo" Oil Company name. <br />The site measures 200 feet (east/w�st) by l73 fe�t <br />(north/south) on the west side, and 185 �eet (north/sou�h) on <br />the east side. It was formally planned to be ult�.mat�ly <br />acquired by MN Dot, and incorporated into the �aropexty ne�ded <br />for the construction of a future in�erchange a� County �oad C <br />and Snelling. Now that the State has c3�cided not to <br />construct this interchange�, they are aw�re that r�der�elopment <br />of the site is in order. <br />Phillip Beard, thereEore, propo�ed a�reliminary plan to <br />construct a new service station nearer the northw�st corner <br />of the site, adding n�w pumps and a canopy oyer the pumps, <br />which he proposed to put over a twenty foat storm ��ewer ease� <br />ment. This twenty-four inch sto�m sewer was constructed <br />either by the County or l�i Dot, and passes in a southwesterly <br />direction through the site. we noted tha� it would be <br />inappropria�e to construct any structures on the storm sewer, <br />due to a possible future need to repai�c o� repla�e the line, <br />This site is v�ry large for the siz� of the �tat�on proposed, <br />and we noted that this being one o� the better corner red�- <br />velopment si�es in the City, that the k�est int�rests of K�yo <br />Oil and the City might be to combine this prop�rty with the <br />remaind�r of the land to be released, so as to accommodate a <br />more intensive, efficient and, hopefully, profitable develop- <br />ment. We previously discussed the prospects of combining <br />this property with the Slawik land with Mrs. Slawik two weeks <br />ago. We sugqested that Mx, �eard contact the Slawik folks, <br />with the intent of making some reasonable arrangemer�t for a <br />cooperative, more intensive development of the site. We noted <br />that a service station can be incorporated into an e:fficient <br />hotel, office structure, restaurant, or other potential Gom- <br />mercial uses on the site efficiently, and that we l�ad done <br />this on previous sites in the past. <br />
