Bayless, 455-7100 <br />Arlene Bayless, a realtor, was in with Dennis Cavanaugh and <br />William Sikora, architect representing the C. G. Rein Com- <br />pany who propose to purchase the Soo Line site at the south- <br />west corner of 35W and County Road D. This is a 3.7 acre <br />site on which they propose to build a 23,800 square foot <br />shopping center. The rent would be $14 per square foot with <br />shops generally fifty to sixty feet deep. The proposed users <br />include a pizza restaurant, drycleaner, restaurant, dental <br />service, chiropractor, video store, loan and thrift, and/or a <br />bakery. They claim to have fifty percent of the space pre- <br />leased. <br />We reviewed site plan concepts, requirements, and <br />procedures. The land use would have to be changed from <br />industrial to business, and the land rezoned from industrial <br />to B-4. I suggested B-4 because it requires a Special Use <br />Permit for site plan approval and landscaping of the parking <br />area at three percent. They will b� back wi�h revised <br />drawings and application requirements. No request was made <br />for any tax increment assistance, so that the proj�ct could <br />be added to the plus side of the ledg�r as noted by Craig <br />Waldron. <br />7.
