Boschee 3 <br />, 37-1594 <br />Kate Boschee is an attorney with Leonard Street and Dinard, <br />who represents Aldrich, Eastman, and Waltch, Inc. Investment <br />Advisors to a pension group officing in Boston, Massachu- <br />setts. Stephen Roger, from the inve�tment advisors' firm, <br />was with Kate to visit the staff regarding the potential <br />impact of road changes on properties they propose to pur- <br />chase f rom Don Roberts in Roseville. They are in tile pro- <br />cess of purchasing ten buildings on seven sites, one of <br />which is the affice warehouse structure on the south side <br />of Terrace Drive. This gension trust represented by Aldrich, <br />Eastman, and Waltch, Inc. also has investment� in Roseville <br />in mortgages on Pavilion Place, and possibly with the Rose- <br />wood Corporation and Woodbridge's Centerpointe. <br />I reviewed with Mr. Roger the backgrounci to Roseville's <br />unique strategic position, its cur�ent developtnent pola.ces, <br />and its desire to improve acc�ss to facilitate redevelopment <br />of its older indu�trial areas, many of which hav� be�� use�d <br />far the transportation industry. Utilizing our air photos <br />and sec�tion maps, we looked at the possible impact of <br />extending the roadway north of Midway Fard westerly to the <br />end of Te�rac� Drive, and possibly to the south where there <br />is an existing fifty or sixty foot easement for common <br />� acc�ss purposes between these properties. Mr. Roger wanted <br />to be confident that such possible extensions would not <br />impair the value of their land. T not�d the objec�iv� was <br />to incr�asc the land u�� potential �hraugh th� ex��nsion of <br />such roadways, and that such extensi.ons wou�.d be planned <br />ov�� a p�riod af time. <br />w� agre�d on the basic merat of such proposa].s, and on the <br />need to examin� them �arefully �o assure their workability <br />functionally and economically. I noted that kh� City's <br />int�rest in such a program w�.11 lik�ly increase th� valu� of <br />his land as lonc� as they are in it for the �.ong pu11 (wt�ich <br />they ar�) .
