v
•
-° •
June 30, 1986
T0:
FROM:
Jim Andre
Howard Dahlgren
SUBJECT: OFFICE HOURS, WEDNESDAY, JUNE 18, 1986
1. Olmschenk, 484-8451
Mr. Olmschenk lives at 1161 Garden Avenue and is intereted in
buying a single family residence proposed by Pat Goff,
northwesterly (on the pond) of the intersection of Fernwood and
Rose Place. This site is part of a series of duplexes which
Pat Goff platted and is currently constructing in the immediate
area.
Mr. Olmschenk was merely checking with the City rgarding
ponding and drainage conditians, xtent of public street and
utilities construction, and the status and reputation of the
buiJ.dr. He was due to meet with Mr. Goff later in the day,
and was doing a background check from the City's perspective
prior to that meeting.
 2. Dahlstrom, 770-2351
Linde Dahlstrom lives at 1276 Eldridg, in a home bult in 1938
as a parsonage for Father Abbatt of St. Rose hurch. He

proposes to replace an existing ccessory garag with a new
garage, and place a small addition on the westerly side of hi
home. This corner lot has a frontage on Eldridge of only 76.19
feet. However, the righ-of-way for Dellwood is 66 feet, and
thus the proposed garage location one foot off the property
line, and 72 fee south of Eldride is not quite as serious as
it first appears. This location is the same as the previous
garage location.
We reviewed minor variance procedures and requirements, fr
which Mr. Dahlstrom wi11 apply in the ner future.
3. McKim, 777-1050
Mike McKim, Attorne, was in with Bill Yaeger, President of
Kraus-Anderson Construction Company, to review preliminazy
plans for the construction of a"Price Savers" wholesale
discount store on the St. Paul and Suburban Bus Company site.
We reviewed development criteria, procedures, and development
concerns. We suggested the retention of the public str.eet on
the easterly side ot the site, dedicating it to the north
property line o both parcels involved sQ that it could
ultimately be extended across County itch 4 to the cul-de-sac
to the north at some point in the future. This roadway is
appraximately half way between Fairvie and Snelling, and thus
would be a logical point to retain permanent lft turn accss
off County Road C. They are going to review their site plans
with this concept in mind.
