•
,
Planning Office Hours
`June 18, 1986

Page 2
We emphasized the need for quality building materials, land-
scape requirements in and around the parking lot, and other
el.ements of the development proposal. They noted that the
average shopping trip for Price Savers is $77.00 per trip, with
a stay of an hour to an hour and one-half per customer. A
relatively long stay is one of the reasons for the larger
parking ratio, greater than the five spaces per thousand
required by the City.
The proposed building has been reduced to 148,000 square feet.
Kraus-Anderson has proposed to build the building. The clevel-
opment will result in elimination of the northerly most
property (139,828 square feet) currently north of the St.
Paul and Suburban Bus Company garage site.
4. Murray, 450-1500
Bob Murray is a realtor and broker, and was in suggesting the
development of a residence site north of County Road C-2 tor an
8,000 to 10,OOQ square £oot SMR Computer Software buidling.
The property is one of a row of single tamily homes, which wexe
requested b te property owners to be shown as high density,
multi-family housing on the Comprehensive Plan.
Murray proposd not to purchase the house on the site, but to
utilize the remaining land only. In my opinion„ this makes
the problem wors, leaving a house with a very :small piece of
property, making it more difficult to redevelop the land fox
the future. I suggested he discuss this proposal with other
neighbors, who in the past have expressed their willingness to
ell out as a group. I noted that the use for the overall
properties might be office, or similar use, but we did not want
to ].eave existing residents "holding the bag".
We noted the Council's criteria for a"overwhelming majority"
af residents dsiring to change the land use.
5. Ryden, 84-337].
Bruc Ryden, Raseville Fire Marshal, reviewed a condition at
Fairdale Shop wherein Vision World, Inc., is running an
optica]. factory in the basemenic of the Fairdale Shops building,
producing lenses for fiftecan retail stores. He noted
approximately thirty person are employed. He is concerned
about multiple violations relating to life safety code require-
ments. We noted that such a manufacturing operation is neither
a special or permitted use in the B-1-b zone, to which this
property is currently zoned. This fact to reinforce his objec-
tive to ensure safe working conditions at the site.
We noted that the original parking calculations were based on
storage utilization of the basement aea.
