CJ

Planning Office Hours
June 11, 1986

Page 6
The setbacks proposed re substantially larger than
setbacks provided for in the townhouse plan. The bulkrof lthe
structure is one hundred thirty feet from the east property
line (the backards of he cotiguous single family lots),
and the nearst portion of the structure is seventy-five feet
away. All the parking and vehicular actiity would be west
of the structure, away from the single family homes. It
would appear that the development has considerable merit, and
avoids some of the expensive and difficult soil groblems
featured on this ite.
9• Carlson, 546-2501
Tom Carlson lives at 19 Mid Oaks Road, and is the gandson of
Mrs. Ruth Zimmerman, one of thE early, dominant and active
members of the Planning Commission in the original
era back in 1957-1961. Tom Carlson inherited his homeanfr m
Mrs. Zimmerman, and now seeks a minor variance to construct a
fence contiguous to Roselawn Avenue in the wooded area
contiguous to the south side of his house. This is an
attempt to screen off some of the traffia noise from
Roselawn, and wold appear not to have any significant impact
becuse of the heavily wooded nature of te ste. This an
be processed appropriately as a mnor variance procedure.
* The staff has concerns as to whether te two warehouse
developments are in the best interest of the City. The
consulting team will be making recommendations regarding the
site shortly; thus, staff is reservng judgment pending
completion of the analysis.
