Glass Service Com anv <br />Glass Service Company representatives were in to discuss <br />possible locations in Roseville. They need a 30,000 square <br />foot structure with expansion of 10,000 to 15,000 square <br />feet. We discussed possible locations, procedures, require- <br />ments, and potential opportunities within the City for <br />existing and proposed structures. <br />7. McKim, 777-1050 * <br />Mike McKim, of the Price Savers Wholesale Club, was in to <br />discuss the possible development af the St. Paul Suburban Bus <br />Company's site for a 111,000 square feet, 765 stall parking <br />facility. We discussed the criteria, procedures, and <br />requirements for such a proposal, noting the high standards <br />required by the City and anticipatEd by other development <br />further to the east. Mr. McKim noted that Price Savers <br />operates in the vicinity of a ten to twelve percent markup, <br />and h�s been highly successful in other parts of the country. <br />We suggested that unless a high quality development was <br />considered, that it woul.d be appropriate to seek other <br />locations. It would appear that, in this case, they propose <br />not to acquire the site, but that it would be developed by <br />the owner and leased back. I suggested that if three or <br />four wholesale clubs are marketing in the Twin Cities, that <br />it would be better for Roseville to have a concentration of <br />such clubs, enhancing the market pull of the City, rather <br />than having it drawn off into contiguous areas in Arden <br />Hills, Little Canada, etc. I feel that these developments <br />done well along County Road C wil:� attract other developments <br />as we have seen occur in the case of the discount store <br />operations some twenty years ac�o. I recall the concern <br />expressed about the development of a Target store in <br />Southdale. Ultimately, as we proposed, quality development <br />occurred contiguous to and in the vicinity of the store, <br />consistent with the "Edina image" of the Southdale area. <br />8. Pope, 291-8894 <br />Bob Pope, of the Architectural firm, and Steve Wilson of the <br />Brutger Company (Dan Brutger out of St. Cloud) were in to <br />discuss their proposal for the revised plan for the <br />development ot the medium density, multi-family housing site <br />at the southeast corner of Highway 36 and Victoria. <br />They propose now a single two story structure, within the <br />zoning limitations of the R-6 district to which the property <br />was zoned last year. The new structure would have fifty-four <br />units in accordance with the R-6 zone density, and include a <br />whirlpool, sauna, party room, exercise room, �tc. The struc- <br />ture would be of brick and stained cedar, with a pitched <br />residentia:l type roofo The� are going to meet with the <br />neighbors to review their coticept, and hopefully secure the <br />neighbors support. <br />
