Co_ stCo,_935-1258 <br />Jim Willequett is a realtor looking for a si.te for CostCo <br />Warehouse Di�count Refiailers. We have met with him before, <br />at which time he had proposed to place this facili�y on <br />Reiling's land north of City Hall, which we discouraged. We <br />suggested the redevelopment of one of the ald truck terminal <br />sites north af County Road C, between 5nelling an3 Cleveland. <br />They are now investigating the passibili.ty of acquiring the <br />9.82 Indi.anheGd Truck Line site north af C, Easterly of <br />Cleveland. The site is being acqui,red at $5.25 per square <br />foot� and the development would include a 109,154 square f�ot <br />building, with 778 parking capacity (544 required). If they <br />are approved, they agree to build a brick structure (all four <br />sides) and would attempt to prepare the appropria�e plans and <br />documents, which we review, for submission to t�e Planning <br />Commissi.on in July. <br />Th� site is bounded by the right-of.-way of Mount Ridge Road <br />az�d Prior Avenue on the west and the east. Charles Honchell <br />and Dave Janisch reviewed with them the requirements and <br />procedures for petitioning the improveme.nts of these roads <br />as a part of this develQpment. We reviE�wed with them the <br />implication� of the extension of Mount Ridge Road, and the <br />potential for redevelopment to the north and west. They <br />agreed to dedicate additional right�of-way to achieve the <br />forty-nine and one-half foot standard applicable to County <br />Road C, and to the construction of six foat sidewalks on <br />County Road C, and possibly Mount Ridge Road. <br />We suggested a B-4 zone as an appropriate objective, nating <br />the requirement to amend the Comprehensive P1az� and rezone <br />the land (currently zoned industrial). We feel that this use <br />will be appropriate in this area, and wi11 instigate <br />additional redevelopment in the area. <br />2.
