Planning Office Hours, April 30, 1986
Page 2
Mr. Murlowski proposes to tear down the existing house and
garage, and devlop the land with three single f amily
• residences. TYe question is whether or not this existi.ng
private lot could be divided into three lots without
replatting. Conferring with Charlie Honchell, we concur that
inasmuch as there are three existing sewer ard water stubs,
and no dedication required, division by this manner wou13 be
practical.
These l.ots over frant Central Park, and are very desirable.
elair Builders is luoking for single family lots in
Roseville, and have done a crelitable jab in other develop-
ments in he City. We suggested he call J.m Casey to look at
his property, inasmuch as Casey was coming in that afternoon
and deires to dispose of his property.
3. Holmctren, 633-233_4_
Don and orothy Holmgren live in Roseville, westerly off
Hamline north of Highway 36, and are contemplating purchasin
a new townhouse in Ferris Waods, which Art Mueller is
developing on Dr. Peterson's property west of Gluek lane.
They were in to learn more about the background to this
develament, and our opinion as to whther or not it would be
an apprpriate location for their townhouse investmnt.
We reviewed the development Yistory of he area and suggested
that this, inaeed, wa a gaod place, and that to our
knowledg, the developer and Dr. Peterson (who are in some
form of partnership) wauld pursue a quality development
staged over time.
.J
4. Nacey. 488-0494
Ron Nace,y proposes to tear down his existing 17 x 30 foot
accessory garage in his back yard, and build a new garage
with 940 square feet in relatively the same positi.on as the
previous garage. The new garage, however, will be three feet
fram his rear property l.ne although it is actually six fet
from his rear fence line which, by agreement with the
contiguous cemetery owners, was lauilt at that location.
Technically, however, a minor variance is required for which
we reviewed pracedures and requirements. The rear yard
setbaak requirement is five feet.
We alo reviewd the square footage of the prcposal as it
relates to the requirement that not more than twenty-five
percent of the rear yard (rear thirty feet) be occupied by a
structure, and concluded that his structure would conform.
5. Woodbridae, 541-1000
Dave Wier, President of Woodbridge Develpment, and Jim
Durda, his assistant, were in to dicuss progress on the
Woodbridge Development, and testing for origins of a diesel
fuel leak that showed up in a manhle of Nortkwestern Bell's
system on Cleveland Avenue. The PCA has been contacted, and
appropriate tests recommended by them are being conducted to
ascertain the origin of the oil. Sue Nordstrom, from Dave
Wier's organization, is handling these tests.
