Pierzina, 297-4663 <br />Brian Pierzina owns a house at 2379 North Victoria, and <br />proposes to put an addition, containing two bedrooms and a <br />living roont, with a full basement on the back of his house. <br />The addition conforms to setback requirements, but the front <br />of the house is currently only twelve feet from Victoria. <br />Thus, a minor variance will have to be processed in order for <br />the building perma.t to be issued to expand this nonconforming <br />strucutre. <br />9. Knopak, 487-1481 <br />Duane Knopak was back to review his proposal to build a new <br />garage on the north side of his house at the northwest corner <br />of Shryer and Dale Street. He's decided to change the plans <br />to add only an eighteen foot addition to the existing garage, <br />reserving the possibility of splitting off the northerly half <br />Sof the lot at a later point. <br />It appears that the distance from the existing house to Dale <br />Street will require a minor variance. The center line o� <br />Dale Street at this point is forty feet from the right-of- <br />way, so no additional dedication is required. <br />10. Benson, 542-9907 <br />Jim Benson is a realtor with Benson, Malkerson, and <br />Bradbury, Tnc., a corporate real estate firm. He was in <br />with Matthew Nicoll, Executive Vice-President and General <br />Manager of the Minneapolis Division of Vantage Companies. <br />Vantage is a nationally known real estate investor and <br />developing company, on a par with Trammel Crow Company in <br />terms of stature and capability. <br />They are interested in Roseville, and particularly <br />interested in the Paper Calmenson site. The site has been <br />appraised at $7.9 million. Mr. Nicoll made an offer for the <br />32.43 acres, approximating $4.53 per square foot. <br />Incredibly, the taxes on the property are $340,000 per year. <br />Craig Waldron recalled that in our first meetings with Frank <br />Collitti, that we had suggested they apply for a tax <br />reduction inasmuch as that tax is based on the value of the <br />buildings when they were being fully u�ilized for an <br />� aut�mated steel fabrication shop. The estimate of land <br />costs, including demolition, would be about $7.9 million, <br />equaling $5.60 per square foot. <br />
