23 1986 •
Plannin Offi Hours, April ,
g
Page 4
George brought in a preliminary' plat and grading plan, noting
• that the DNR has established an elevation of 886.8, above
which land could be f.illed. He notes that the Corps of
C
•
Engineers
intent to
with the
Reiling.
elevation is at 887.7• The grading plan indicated
fill the land down to 886.8, thereby not conforming
Corps of Engineers standard, as indicated by Mr.
The shape and widths of the lots to be created are affected
greatly by the extent to which the shoreline can be filled.
Therefore, we suggested to Mr. Reiling that prior to bringing
the proposal to the City, he should establish, in writing,
from both the DNR and the Corps of Engineers the extent to
which filling will be allowed. The grading plan should then
be prepared indicating the elevations to be proposed. A sub-
division design can then be prepared, utilizing that property
in a reasonable way. We suggested that, particularly in view
of the difficulties with the Corps of Engineers in the past,
(ultimately resolved for the time being in court) it would be
better for the City not to get in the middle of it, but pass
on the subdivision after the extent of the land to be
developed is known. Mr. Reiling said he would proceed on
that basis.
6. Murnane. 936-4585
Tim Murnane is with Opus Development Corporation, and is
continuing his interest in seeking deveiopable sites in
Roseville for his corporation. We reviewed the status of tax
increment properties, and other land in the City potentially
available for nonresidential development. We noted that the
City is particularly interested in an overall development of
the land north of the County Road B-2 extension (west of
35W). We suggested the City would give maximum cooperation
and support to such an effort, producing some highly
desirable, developable parcels.
Mr. Murnane will continue to explore possibilities in
Roseville, and will be back to us in the future.""
7 Mor,,,_,ran 228-4450
Tom Morran represents the Space Center, and was back to
review preliminary proposals for the development of a central
structure between the two existing structures, on the far
west side of the City. This involves the vacation of the
westerly extension of Terminal Road (between the two
buildings) and the southerly extension of Highcrest Road.
Charlie Honchell reviewed, with Tom, the vacation procedure.
The existing structure is a 1,050,000 square feet, and the
proposed structure is four stories high, with a 175,000 to
180,000 square feet. The building will be designed by the
Architectural Alliance, and will be connected to the two
existing structures, thereby not requiring a P.U.D.
