� <br />� <br />� <br />� <br />� <br />of fice Hours <br />April 9, 1986 <br />2 � A ril 14 1986 <br />P . <br />In addition to building the new center on the west side of <br />Lexington, they propose to redo the parking areas for both <br />centers on the east side of Lexington (divided by Dionne <br />Street). These revisions will include a complete asphalt and <br />new curb and qutter installation, conforming to City policy. <br />Revisions to the narking areas on the east side will result <br />in approximately fif ty additional spaces. The new parking <br />arrangement on the west side (for the new center) will <br />provide the required five spaces per thousand, plus twenty- <br />five additional spaces to augment use by the O1' Mexico <br />restaurant. Thus, there will be a net increase of twenty- <br />five spaces on this site. <br />Action by the Planning Commission and Council will be <br />required for the new center inasmuch as a portion of the o1d <br />platted Dionne Street will need to be vacated. The remainder <br />of the center conforms to all development standards. <br />They noted that the parking need �or O1' Mexico has reduced <br />somewhat from the initial years, inasmuch as the El Tarito <br />Restaur�nt on West Perimeter Drive is very successful <br />competition, anci their new O1' Mexico Restua�rant in Woodbury <br />is doing v�ry well, and apparently drawing some of the trad�: <br />off the Roseville location, They noted that the O1' Mexicer <br />Restaurant initially established in City Center in downtown <br />Minneapolis was an cconomic disaster, and was clased quickly. <br />Th�y intend to apply �o the City for a street improvement for <br />a n�w curb and gutter or� Lexington, far which they ac�ept <br />�ull a�sessment. We did disc�ss, with Charlie Honchell and <br />Dave Janisch, the best method for handling of the boulevard <br />and parkingr setback area contiguous to Lexington Avenue on <br />the �ast side, Ner�, they propose a variance providinq for <br />up to seven feet of setback� whereas curren�ly there is none. <br />The additional parking capaci�y comes f rom charaging the <br />layout from diagonal to perpendiculax, and the marking for <br />some of the spa�c�s fs�r comp�ct cars. <br />Mr. H4nch�:11 is to l�t th�m know regarding the best solution <br />for th� east side boulevard sp�ce, and whether or nvt a side� <br />walk will be required. Other than that detail, it appears <br />that the overall development will car�stitu.te �i cansider$lale <br />improvennent . <br />A.
