Steve Zeece Sr., 488-2571 <br />Steve Zeece, Sr. w�.s in to discuss the possible movement of <br />his operations on Rice 5treet to a location in Energy Park <br />where they now operate a trash recy�ling center. He indi-- <br />cat�s the St. Paul Port Authority would lik� to move that <br />operation and �hat a developer, Art Bauermeister, was <br />in�erested in warking an arrangement whereby Steve would take <br />over the b�uildings in that p�.ant, and there would �e a <br />possible �xchange o� land (or some other ar�angem�nt) to move <br />that plant to S��ve's site on Rice Street. As yau know, <br />Steve's location is immediately north of Ram��y Count�'s La�ee <br />McCarron's Park and beachr and immediately b�hind recently <br />appxoved new housinq (Hackworthy) fror��ing an� Wagner Place. <br />We told Mr. Zeec� that his �.an� is too valuabl� far such use, <br />and that any solid wa�te collection facility would �ae <br />totally i�appropriate for tha� location. We revi�wed c�ur old <br />suggestions with Mr. Zeece, over the �ast twenty y�axs, to <br />move his op�ration further out sa as to gai.n more space, a <br />more e�fici�nt layout, arnd release this excellent location on <br />Rice Street to a higher us�. We sugg�sted this is still th� <br />most apprapriate solution, and tha+t he may consid�r utilizing <br />the service� c. a good realtar to af�ect tk�at chang�. <br />Steve noted that he ha�l the pica�erty appraised in 1979 at <br />�250,000, which comes out to abo�t $4.24 per square foot. We <br />noted that those values may be higher today, and that the <br />valu� will be in the land and location �or a r�ew use. <br />2.
