. <br />4 <br />• <br />� <br />� <br />Office Hours <br />April 2, 1986 <br />� <br />3 <br />April 7, 1986 <br />Mr. Albrecht was aware of the building permit requirements, <br />but was also aware that he had r�ot fulfilled the conditions <br />attached to his Special Use Permit issued in 1977, at which <br />time the southerly portion of land was also rezoned from R-1 <br />to I-1. The conditions at that time included the development <br />of a 15 ft. landscaped strip on the south and west side of <br />the property (the latter contiguous to a single family home). <br />Another condition was that the approximately south 100 ft. <br />was to be used for the storage of landscape material (now <br />occupied by trucks). He was supposed to post a bond to <br />ensure the development of the landscaping. The bond was <br />apparently never posted. <br />we reminded Mr. Albrecht that wit�out these conditions, the <br />land would likely not have been rezoned, nor the Special Use <br />Permit issued. In this case, this industrial zoning projects <br />southerly into the residential area. <br />We informed Mr. Albrecht that if he conformec� to �he original <br />cor�ditions, the bui�.ding co�xld proceed. The other option is <br />to reapply for a new conditiona�. use permit, under new comdi- <br />tions he might propose. His basic probl�m, as he states it, <br />is that his business and his need for land has grown so that <br />h� can no longer cor�form to the original proposed condi�ions. <br />
