They also conduct warehousing operations at this <br />site, which are not the problem. We agreed their truck <br />parking was not allowed, and that they would move out at the <br />termination of their lease five months from now. They have <br />been there a year and one-half, and were told by Roberts <br />representatives that they were allowed. Normally, if taken <br />to court, a judge would give them a reasonable amount of <br />time to move. Thus, we feel an agreement to move at the <br />termination of their lease is reasonable. Mike Larson, <br />representing the Welsh Company, (current owners of the <br />property) agreed with this proposal. <br />9. Stephens, 484-5333 <br />Hen Stephens is interested in puXchasing <br />corner of Roselawn and Lexington, property that <br />approved for Bob Graham as a Off Sale liquor <br />Mr. Stephens informed us that the land has now <br />to Harry Kath. <br />the south�ast <br />was r�cently <br />store site. <br />r�verted back <br />Ben Stephens rec�ntly built Lexington Crossing at County <br />Road E, which opened in September of 1985. H� proposes to <br />develop th� Roseville site only i� he can acquir� the gas <br />station on the corner. t�e noted that portions of t�e land <br />ar� zoned H-1, and that th� resid�ntial landowners to th� <br />north are concerned about ir�pendi�g impgct. <br />10. Space Center <br />Tom Moran, from the Spac� Center organization, was in �o <br />revie��r th�ir pr�eliminary proposal to c4nstr�uct a new 200,000 <br />square foot office building connecting the existing struc- <br />tures they own, occupied by the Sp�rry Company. They hav� <br />empl4yed the Architects Allianc� tH�rb Ketchum in charg�) <br />who have prepared a.preliminary site pl�n far tl�e entir� <br />property west of walnut Street. This would be a S25 <br />million, four-story st�ucture t� be built across Te�minal <br />Road in a manner similar to what w� hav� discus�ed in th� <br />past. 'This would involve the vacation of Terminal Road �rom <br />Walnut Stxeet to the west, and the vacation oF High�rest. <br />This, too, has been previously r�vi.ew�:d and makes s�nse in <br />terms of the consolida�ion of the property into a single <br />structuxe. The Kalst�d building to the north of the main <br />structures would be removed� and th�t sit� would be <br />redeveloped for a new parking l�at �or�taining 1,340 cars. <br />The siting of the new structure would require �he removal of <br />150 parking spac�s, giving us a net increase of 190 spac�s. <br />We suggested that they ou�ht to consider build�.ng a taller <br />structure, noting that the long horizontal mass of the <br />existing structures would make this aesthetically �ppropri- <br />ate (and desirable). Tom indicated he would pass that on to <br />his colleagues. <br />
