Casey, 48'9--2259 <br />Jim Casey wati in with a preliminar�r plan to divide his <br />property north of Victori.a into three lots. It appears that <br />there could easily be foux. lots, and that the access to the <br />two southerly lots which front on Victoria should actually be <br />from the no�th side (not direc�ly off victoria). This would <br />be �afer and more aesthetically desirable. <br />He do�s not have topography, although the City's topog- <br />rapi�ical mapping services are naw producing maps at the r�t� <br />of on� a we�k Mr. Janisch tells us, and that within possibl�r <br />three weeks the area where Jim's 3and is will have <br />topagraphy. I ea�plained that it is important we have such <br />topograph� so as to be able to properly ?ay out this land <br />which is unique and very desirabl.e. The solution may well <br />involv� private driveways rather than a pub�ic stree� and <br />cul-de-�ac, inasmuch as a cul-de-sac would tend to destroy <br />the land. <br />� The plan now is to wait for th� tapography and thcn carefully <br />lay it out so as to c�et the be�t k�uil.ding sites fox future <br />citizens. <br />2. Rosewood, 631-3254 <br />P�et�r Hilger fram t3�e Rosewood Corporation was in with a <br />series of mor� detailed, colored drawings illustrat�ng the <br />site plans, floor pl.ans, and elevations of the proposed <br />off�ce deve�.opment consisting of �ive buildiz�gs at the north- <br />west quadxant of Highway 36 ar�d 35wa <br />Th�y propose to build two buildings in Phase 4ne, th� <br />easterly �nost of twa on the w�st�rly part of the sit� <br />(rc�sidential ].ots) consis�ing of approximately 80�000 square <br />feet, four stories high, and the c�nt�r building in the <br />cl.ust�x of three turther �a th� n4rtheast consistinc� of <br />176,000 square f�et, nine stori.es high. Action required by <br />the City will Ynclude processing of a Plann�d t7nit <br />Development, Special Use Permit for site plan approval, <br />preliminary plat, and varianc� to parking requirements. Four <br />spaces per thousand are proposed due to rec�nt research which <br />points out that in large office s��-uct�res of this typ�, <br />parking needs can be as low as three to three and one-half <br />spac�s per thousand gross. <br />Dave Janisch suggested a petition for a feasibility study for <br />� constru�tion o� the public street as well, so that process <br />can be on-going with the development review process. They <br />are preparing an EAW which we have encouraged them to get to <br />the City as quickly as possibl� so the time clock on that <br />procedure can begin running. <br />
