J

_
Planning Office Hours
November 26, 1986
Page 2
The plan is to file the application so as to be heard at the
February meeting of the Planning Commission. That may coin-
cide with JLN's proposal on Hamline at the same meeting.
These two proposals are related in terms of the feasibility
and marketability, whether either or both. The architecture
and the concept for the Rosewood development is turning out
well, and should make a significant impact for the first
stages of construction in the Tax Increment District west of
35W.
3. Kinderberry, 645-0223
Scott Helms, an architect representing the Kinderberry
development, was in with Rick Palmateer from Universal Sign
Connpany to discuss a variance to the location of a pylon sign
to identify the new Kinderberry Hil. Day Care Center east o
Lexington Avenue, no:thly of Highway 36, They noted that
they have two other locations in the Metropolitan Area--that
of Maplewood and Edinaj and in both cases they have a pylon
siqn which is two feet square, and about fourteen feet high.
I sggested that a variaice reducing the etback to the
public street in this area would set a precedent for any
futu signage, and there appears to be no reason for it
except that the developers simply didn't think about Yt or
make prov.sions for it. I noted locations or the site where
it could be done conforming to the thirty fat seback and
suggested that they proceed on that basis. A fifty square
foot ign is allowed as a maximum in the R-3 District for
this kid of use. Their proposed sign consists of approxi-
mately fifty square fee.
4. Murray, 789-7299
Gladxs Murray is th widow ot Dr. Iurray who ownd an animal
hospital in Blainc: as of a coupl years ago. She and her
husband ha owned land in Rosville where Mrs. Murray has
recnly built a new hom. She was in with her attorney, Roy
A. Sjolberg (636-640), xpressing concern about the division
of the lot can which this hom, now nar completion, has ben
built.
Dave Janisch checked the records, and foud that in 1978 the
C,ity approved tle di►ision, .nlcud.ng a lot fa the house
that has now ben constructed. We reviewed this ith Doug
Strong and the rcords clearly show hat sh can bring in a
dcd for this property and it can be recorded inasmuch as the
Ccauncil approved it at its May 8 meeting a.n 1978. Happy
ending).
5. Rosew4od, 631-3254)
Wil].iam Bartolic, rprsntinq th Roseword Corporation, wa5
in to discuss the possible expansion of the Minneipolis
Businss College use of their offic building at the
northeast corner of B and Herschel Street. That building has
about 48,000 square feet, of which the Collge currertly
rents about 12,OOQ to 15,000.
