<br />Verle Poffenberger, represAnting Byerly's, was in to review
<br />possible minor plan modifications for their site off Snelling
<br />at County Road C(part of Lincoln Praperties Shopping Cen-
<br />t�r). Their intent is to get as much parking space available
<br />t� the store as possible. Their Bloomington store has 46,800
<br />square feet with three hundred seventy-five parking spaces�
<br />The new Roseville store wi11 have 52,000 square feet with
<br />three hundred and seven spaces. Their St. Louis Park store
<br />has 94,000 square feet with six hundred parking spaces.
<br />We discsused modifications such as moving the major entrance
<br />road further to the north, and possibly moving the par�7n
<br />closer ta the right-of-way ccntainin the g
<br />southeast area of the site. The gare ponding area at the
<br />Architects Y going to have KF�E
<br />prepare �uch modi.fications for further statf
<br />review. We ar�ticipate all of these changes will k�e minor,
<br />though where infringement occurs on the periphery require-
<br />ments, variances will ha�e to be considered.
<br />2. Capp, 835-3577
<br />Marty Capp was in with Joe VanOrnum, both with Capp Indus-
<br />,;-��\ tries, Inc., to discuss pQtential reuse of the Roseville Bowl
<br />site (northwest corner of S3�illman and Snelling Avenuei.
<br />Marty Capp has owned the building for many years and now
<br />pro�oses to remodel it, by his esimate by $300,000 to
<br />$400,000, to reuse it as a"Bedroom Furniture" store. He had
<br />architect sketches showing renovation of the exterior, but
<br />had no site plans showing the handling of parking, cur.b c�.ts,
<br />setback, etc.
<br />There are about 20,000 sqt.iare feet in the building, which
<br />would require one hundred parking spaces. Mr. Capp felt that
<br />one hundred spaces could be accommodated in the parking lo�c,
<br />which is now continuous asphalt over the entire site west of
<br />the structure. Mr. Capp seemed unwilling to consider the
<br />parking needs, but I noted that reuse of the entire building
<br />would trigger parking improvemEnts, and elmination of the
<br />continuous curb cut on Skillman.

<br />� Tim Nelson, of JLN Development, was in to discuss Lhe use o�
<br />the "Glidden" building at the northeast corner of Faizview
<br />and County Road C. This building was built in 1979 with
<br />29,412 square feet, and is zoned industrial.
