Learnin Tree 636-4390 <br />Brent Krause, of Construction 70, was in with Randal <br />Pederson to discuss the development of a new Learning Tree <br />facility (day care center) north of County Road B-2, <br />westerly of Rice Street. They presented a <br />plan which indicated the facility would fitpverymnicelyS1on <br />the site. The building will be designed for one hundred and <br />twenty-five children, with twenty-two parking stalls. The <br />twenty-two stalls are substantially mare than the existing <br />Learning Tree facility near Fairview and B. <br />� <br />We r�viewed procedures and requirements for a Special Use <br />Permit which is required for a day care center in the B-2 <br />District. <br />��. Dorso, 633�2�72 <br />Tony Dorso was in with Cliff Yentes, both of D�rso Traile� <br />Company, ta discuss the disposition of the bumper storage <br />operation th�y are conducting on a piece af land 100 feet by <br />120 feet at the north edge of their property at the sou�h- <br />east corner of Count;� Road C--2 and Cl�veland. <br />T noted the results of our research done by Craig Waldron <br />itemizinc� the dates of construction, use of the land, and <br />storage of humpers. It is clearly not a"nonconforming use" <br />inasmuch as the building itself was completed and occupied <br />after th� buildi.n�g ordinance was adopted in May of 1959. <br />The bumper storage began about 1974. <br />mr. Dorso was intexested in some arrangem�nt wh�reby he <br />could continue to store the bumpers for a reasonable period <br />of time, inasmuch as he is paid $500.00 a m�nth for tha� <br />service. He notes that the trailer business i,s "lousy," and <br />the additional income allows them to better keep up ��� <br />property, etc. I suggested maintaining the bumpers as is <br />without a fence until June of 1987. �Ie was znterested i� <br />screening the area with a fence, and keeping i.t lonc�er. I <br />suggested the spending of additional money would on�y make <br />it more imperative to keep it locked, and tMat a total <br />�encing job would be relatively expensive. <br />Mr. Honchell noted that the City has excess fill resulting <br />trom the excavation of �he ponding area on the other side of <br />the freeway, and tha� perhaps we could build a berm along <br />the north side of the property screening the buffer area, <br />and providing a future buffer to the warehousing north of <br />County Road C-2 in this area. I r�viewed this idea with Mr. <br />Dorso, �nd put him in touch with the contra�tor as a means <br />to get�ing a"free" screen built, although he would likely <br />have to do some finish grading and seed the berm. <br />� Mr. Honchell's consultation with the manager suggests that a <br />one year extension would be appropriate under these condi- <br />tions. Mr. Dorso will be getting in touch with the <br />Engineering Department, pending his call to the contractar, <br />to submit a plan f or permit purposes. <br />
