Hunn, 646-5756
Barbara Hunn owns two houses contiguous to one another,
fronting on Ruggles and Hamline. She has a backyard pool on
the property on Hamline where she resides, and proposes to
add a 8'x 35'x 4' "lap" pool. The latter is proposed to be
within a structure for wintertime exercise swimming. The
structure would be attached to an existing three season porch
at the upper level of the house (the existing outside pool is
at the lower walkout basement level).
It appears the location proposed is the obvious place to put
the addition. However, it will infringe on a lot line
separating the two properties, so it is a matter of adjusting
the lot line. The property on Ruggles is occupid by an
older house, with the house set near the rear lot line so
that the movement of the lot line will place it less than
thirty feet from the new rear lot line. However, this lot is
very large, with the house being set well back from Ruggles
(this being the original farm house in this area). At some
point in the not too distant fut.ure, the older house will
likely be torn down, so its location relative to the proposed
swimming pool addition is not that crucial.
The drawing she presented was not drawn to scale, and some of
the dimensions were lacking. I suggested that firs she have
the land surveyed so as to ascertain the exact location of
the structures and the lot lines. I suggested then that she
may consider tearing down the old house now, and her building
a new house with the pool the way she wants it (with a single
pool rather than two pools). I suggested that marketing a
home with two swimming pools may be a problem in the tuture.
She suggested that the teasibility of the investment over
time is no problem to her.
She is going to think about the options and get back to us
with a more accurate drawing. It may be that this develop-
ment proposal can be handled by an administrative lot line
movement, coupled with a minor variance.
2.
