REQUEST FOR COUNCIL ACTION <br />Date: <br />March 14, 2016 <br />Item No.: 8k <br />Department Approval City Manager Approval <br />Item Description: Cherrywood Pointe of Roseville at Lexington Public Improvement <br />Contract Approval <br />B <br />ACKGROUND <br />1 <br />The City Council approved the Preliminary Plat for Cherrywood Pointe of Roseville at Lexington <br />2 <br />on August 24, 2015.The existing utility easement through the property was conditionally <br />3 <br />vacated by the City Council on September 14, 2015. <br />4 <br />The Developer, Cherrywood Pointe of Roseville at Lexington, LLC, has worked with the City to <br />5 <br />develop the Public Improvement Contact for the new infrastructure that is needed to serve the <br />6 <br />development. The new public infrastructure includes the relocation of a City sanitary sewer main <br />7 <br />through the center of the parcel and the construction of a six (6) foot concrete sidewalk adjacent <br />8 <br />to the parcel along Woodhill Drive and Lexington Avenue. The existing sanitary sewer main <br />9 <br />would be removed. <br />10 <br />New development is served by existing streets and utilities so no new public streets or new <br />11 <br />utilities extensions are needed. New private water and sewer services will be extended from the <br />12 <br />13 <br />D <br />ISCUSSION <br />14 <br />In order to serve the development in the plat, the following public improvements need to be <br />15 <br />made. The detail of such improvements are specified in the Public Improvement Contract <br />16 <br />(Attachment A) and shown in the plans (Attachment B) and are summarized as follows; <br />17 <br />Sanitary sewer construction: The developer shall construct a new City owned sanitary <br />18 <br />sewer main to serve the City and to serve the Property. This sanitary sewer main will <br />19 <br />replace any exiting sanitary sewer main serving the Property. <br />20 <br />Sanitary sewer facilities, including manholes and pipe, shall be constructed in <br />o <br />21 <br />accordance with City details, specifications, and the City approved Public <br />22 <br />Improvement Construction Plans. <br />23 <br />The existing sanitary sewer main shall remain operational until the new main is <br />o <br />24 <br />operational or the existing sewer flow shall be bypassed properly during the <br />25 <br />construction of the new sanitary sewer main. <br />26 <br />Restoration of existing streets: Curb cuts and street cuts shall be reconstructed to match <br />27 <br />existing street typical section. <br />28 <br />Page 1 of 2 <br /> <br />
